Located just 22 miles west of Philadelphia, Upper Delaware County, affectionately known as Delco, is home to over 575,000 people and growing. Offering a respite from the fast-paced city life, Delco is known for its pastoral views, forested suburbs, and exceptional schools.

Surrounded by forests and fields, the neighborhood features large colonial houses set back on expansive lawns along curving, well-paved roads. Although sidewalks are uncommon here, children ride bikes and scooters on the low-traffic streets throughout the community. Along busier roads, like New Darlington Road, long, tree-lined driveways reach back into the forest.

While moving to beautiful Delco might be an easy decision, finding a house could be harder. “This is a rapidly growing area with a limited inventory,” says Liz Facenda, a realtor with RE/MAX. Most houses in the area are traditional colonials with three to five bedrooms that sell quickly once put on the market, with prices ranging from $600,000 to over $1.4 million. “The homes here can be expensive, but the schools are great, and you can’t beat the location,” says Facenda.

Students attend schools in the Garnet Valley School District, including Garnet Valley Elementary School, Middle School, and High School, each of which have been rated A+ by Niche and have a 98% average graduation rate. “People definitely move here for the high-rated schools,” says Facenda. “They’re a huge selling factor.” The community comes together on Friday nights to affectionately cheer on the Garnet Valley Jaguars, and the annual musicals and theater productions put on by Garnet Valley High School are well-known attractions. Make sure to wear maroon and white to support the home team!

When the school and workdays end, there’s plenty to do in the area, including heading to Thornbury Park. This public space has dog-friendly walking trails, tennis and basketball courts, a disc golf course, a playground and ample parking, making it the perfect place to decompress after a long day.

Thornbury Park is far from the only public green space in the area. Rolling hills, green fields and ample harvests remind locals of Delco’s past as a farming community. Families spend weekends in the fall at Arasapha Farm, a working farm offering Halloween-themed attractions. “People love going to Arasapha Farm for the Haunted Hay Ride and corn mazes every October,” says Facenda.

When all the outdoor activities have sparked your appetite, head over to La Porta Ristorante for Italian cuisine in a cozy space with live music. If takeout is more your style, try Delco’s Original Steaks & Hoagies, a deli and restaurant serving fresh-cut cheesesteaks and fried Oreos every day.

If there’s one thing everyone in the area can agree on, it’s a love for Wawa and the Philadelphia Eagles. Since Philadelphia is close by, many people enjoy a quick commute to work and recreation. Delco is only 17 miles northeast of Wilmington, Delaware, and 10 miles from the New Jersey border along the Delaware River. The Jersey Shore is only 60 miles away, making it easy to take a weekend beach trip. Be sure to stop by local favorite, Wawa, anytime you need a pit stop!
