A neighborhood that’s vaunted for its value
A look at Crestgate’s warmly colored ranch-style brick homes, lining wide residential streets, may stir visions of big price tags. But this leafy northwest Midland neighborhood bucks that notion. Instead, the homes here offer “bang for your buck,” says Laura Sales, a local broker and owner of The Sales Team Realtors. “A lot of the homes are really good size,” says Sales, who has worked in the Midland market for more than 20 years. “They’ve got large bedrooms, they’ve got big living areas.” All of it comes next door to a packed commercial thoroughfare and a sprawling youth sports complex, too.
Crestgate is a small, warm community filled with Southern hospitality.

Space is a common denominator
Most of Crestgate’s homes were built in the 1980s and offer roomy floor plans, averaging almost 2,400 square feet and featuring single-story ranch-style layouts. “It really does give you a lot of house for your money,” Sales says. Homes here are organized compactly on low-maintenance lots, many of which stretch about one-fifth of an acre. Tree-shaded sidewalks cut in front of all the area’s properties, facilitating leisurely jogs or dog walks around the neighborhood. Options here sell between $200,000 and $525,000 based on factors like square footage and condition — some have been updated. “A lot of them have enclosed patio areas over the years, so you’ve got that second living area or extra space option,” Sales says.

Find a program that fits
This area is covered by the Midland Independent School District, which has a C-plus overall grade on Niche. A student council and fine arts program are extracurricular options for students at B-minus-rated Santa Rita Elementary, which serves those in kindergarten through sixth grade. Seventh- and eighth-grade students can explore robotics and writing clubs at the B-minus-rated Abell Junior High, before entering a ninth-grade business academy or health science academy at Legacy Freshman High, which earns a C. Legacy Senior High has a B-minus grade and dedicated programs in topics ranging from architecture and construction to marketing.
Butler sits right in the backyard
Many Crestgate residents are within walking distance of the 33-acre John P. Butler Park and Youth Sports Complex. The park includes fields for soccer, baseball and softball, and is a hub for youth sports, including Midland Soccer Association games and practices. There’s also a playground and picnic areas. Crestgate is also just about 3 miles from Chris Davidson Park, an all-abilities playground that’s across the street from Bush Tennis Center, which hosts free children's clinics.

A close link to the Loop
Crestgate’s residential streets unfurl just off Loop 250, a prominent commercial strip in the city. “You have direct access to the loop from the Crestgate neighborhood, so the world’s at your fingertips,” says Alli Moore, a local Realtor with Fathom Realty. Loop 250 places everything from Walmart to Hobby Lobby less than a mile outside the neighborhood. Hungry Crestgate residents are just about a half-mile from several restaurants, including sit-down options like Sumo Sushi & Hibachi and fast casual picks like Panda Express. The Midland Park Mall, which has over 90 stores, is across from Crestgate on Loop 250, too.

Quick access to key transportation points
Area commuters can use Loop 250 to merge onto Texas State Highway Loop 250 and access the Midland International Air & Space Port 11 miles away, for commercial flights. The nearby intersection of Loop 250 and Midland Drive is known to get congested with after-work, 5 p.m. traffic. Still, residents in Crestgate aren’t bothered by the traffic once they turn off the Loop, says Moore, a native of the region.
Industrial parks are a short commute away from the Crestgate neighborhood.

A fair share to choose from on the Fourth
Crestgate residents can take advantage of the several community events around the city, including holiday celebrations. Midland’s annual Fourth of July celebration is particularly hefty, an almost all-day affair. The Fourth in Midland begins with a Children’s parade that dates back more than 60 years and starts at Centennial Park, 7 miles from Crestgate. The parade features kids waving American flags aboard their Power Wheels and bikes. The day continues at Centennial with a beer garden, concert and fireworks.
Families of Crestgate can enjoy a weekend outing at the C.J. Kelly Park.
