Dellwood’s convenience may be one of its greatest appeals
The small neighborhood of Dellwood offers a comfortable slice of Midland’s suburban atmosphere, keeping parks, schools and local restaurants within a few miles. Midcentury architecture is typical here, and although the city isn’t considered particularly walkable, it’s not uncommon to see residents out for a stroll on the neighborhood’s sidewalk-lined streets. Tracy Farrow, who grew up in the area, says the city’s small-town feel was one of the reasons she returned. “I was ready to get out of Midland. But then I came back, and I’ve been back for over 25 years,” says Farrow, broker-owner of Tracy Farrow Realty. “It’s not real pretty here, but the people are great.” What Dellwood lacks in looks, however, it makes up for in convenience. West Illinois Avenue’s shopping centers include everything from casual restaurants to salons to fitness centers. Midland Memorial Hospital is less than 2 miles away, and it’s a short bus ride to the city’s growing downtown corridor.

Lancaster Park has a renovated playground
Lancaster Park is within walking distance of many homes and includes a large field and a covered picnic area. At the center of the field sits a recently renovated, shaded playscape with medieval elements like faux-stone castle walls. The Doug Russell Aquatic Center is beloved for its multiple pools, corkscrew slides and colorful splash zone, helping residents of all ages stay cool in summer. Midcentury brick homes line Dellwood’s streets
Dellwood’s sidewalk-lined streets feature mostly brick ranch-style properties from the 1950s and 1960s. Homes are about as wide as the lots, leaving little room between buildings. Front entrances are sometimes adorned with bold Texas stars, and wide driveways accommodate standing basketball hoops. Three-bedroom homes, ranging from 1,200 to more than 2,000 square feet, are priced between $200,000 and $300,000. Farrow says those prices have remained consistent throughout the years. “The housing market in Midland has always been good. Even during COVID-19 and the recession, Midland maybe suffered two weeks.” Homes here are significantly lower than the city’s average, making them an attractive choice for oil pump workers and investors, Farrow says.

Certification courses available at Legacy High
Bonham Elementary School receives a B-minus from Niche and serves kindergarten through sixth grade students. C-rated Alamo Junior High accommodates seventh and eighth grade students. In ninth grade, students can transition to C-rated Legacy Freshman High. B-minus-rated Legacy Senior High welcomes tenth through 12th grade students and offers several Industry-Based Certification courses and an Air Force Junior ROTC program. Following a referendum passed in early 2024, the district announced plans to build a new Legacy High School campus to house all four grades in the coming years. High School charter options include B-minus-rated Premier High, known for its career and technical opportunities and credit recovery programs. Texas Leadership of Midland, a B-rated charter option for kindergarten through 12th grade students, is nearby.

At Westwood Village shopping center, Doris J’s Kitchen has made a name for itself as the city’s go-to soul food restaurant. Browns Bar-B-Q started as a humble food truck in the early 2000s and has grown to include multiple brick-and-mortar locations across three cities. Aside from a few international grocers along West Illinois Avenue, the closest grocery store is the H-E-B off Andrews Highway, which shares a parking lot with Sam’s Club.

Citywide celebrations at Centennial Park
Midland’s annual events include summer concerts, a downtown farmers market and Star-Spangled Salute, a Fourth of July celebration featuring a parade and fireworks at Centennial Park. Midland County Horseshoe Arena also hosts events throughout the year, including cultural fairs and July’s Celebration of the Arts. In September, the community comes together for Tall City Blues Fest, a rousing music festival at local music venue The Destination. Christmas at the Mansion is a popular December tradition at the Museum of the Southwest.
