Suburban enclave with an exciting new neighbor about to move in
The residents of Grassland Estates, a small bedroom community in West Midland, are about to get a new neighbor. In the spring of 2025, construction will begin on The Preserve at Midland, a 220-acre family-friendly, mixed-use development offering local restaurants, a small zoo, a catch-and-release pond, walking trails and plenty of green space. It will take over the old Nueva Vista Golf Course, which has sat in the middle of the neighborhood since the 1990s. One of the biggest plusses is that neighborhood residents will have walkable entry points into The Preserve, which is rare in car-dependent Midland. “We’re really excited about it,” says Wendie Jarman, a resident and current secretary of the Grassland Estates homeowner’s association. “It’s disappointing to lose a golf course because there aren’t many public ones, but this is a big deal. I feel really good about it.”

Custom contemporary homes are standard
The homes in Grassland Estates are mostly custom contemporary style, with brick facades, built in the late 1990s and early 2000s. However, they’re far from similar; each home features its own unique style, borrowing style elements from traditional builds like ranch and bungalow and varying window shapes and sizes. Two car garages sit behind homes, accessible via alleyways. Most homes feature four bedrooms, so prices tend to vary based mostly on size. A 2,000-square-foot home usually runs between $400,000 and $600,000, and those featuring 3,000 or 4,000 square feet will cost anywhere between $650,000 and $950,000. Lot sizes can run small; most homes sit close together and feature petite yards, but residents make the most of their space, landscaping front lawns with flowers and trees and installing pools in backyards. Sidewalks are abundant throughout the neighborhood, and it's common to see residents walking their dogs in the evenings and kids riding their bikes. "We feel really safe here," Jarman says.

The Midland Independent School District serves area kids
Children start school at Scharbauer Elementary, which has a C-rating on Niche, then head to the B-minus-rated Abell Junior High School for seventh and eighth grades. For high school, they start at Legacy Freshman High, then move to Legacy Senior High for 10th through 12th grade. Students have been split like this for a while in Midland, but a referendum passed in early 2024 approved the construction of two new, large high schools that will house all four grades under one roof. Legacy Freshman High has a C on Niche, and Legacy Senior High has a C-plus. The Midland Independent School District encompasses all four schools. Those interested in private education can choose from several options, including Bynum School, which serves students from all grade levels with intellectual or physical disabilities, and Orion High School, which is 100% online.
Several options for nearby golf courses and green spaces
Despite Nueva Vista Gold Club’s closing, local golfers still have two other options about 8 miles from the neighborhood: Hogan Park Golf Course and Midland Country Club, a private course offering 18 holes of play. Those looking for a traditional park often head to Grasslands Park, located in the neighborhood, for its playground and walking paths. Or they go a little farther to the sprawling CJ Kelly Park, located nearby, and take advantage of the larger playground, pond, baseball diamonds and football field.

Shopping and dining throughout the city
Residents head just south of the neighborhood to pick up groceries at H-E-B or Sam’s Club. Walmart and Target are located a few miles north along Route 250 (Or “The Loop,” as locals call it), and the Midland Park Mall is about 4 miles northeast, offering retail staples like Old Navy, DICK’S Sporting Goods and Ulta. For dining out, residents can choose from a wide variety of restaurants, from fast food to sit-down. Clear Springs is a small chain known for its fried seafood and burgers located just south of the neighborhood. Residents also have easy access to the hip restaurants downtown, including Little Bohemian, which offers a hip Miami vibe and serves and Pi Social, popular for its pizza and indoor/outdoor bar.
HEB is the preferred grocery store of choice among Grassland Estates residents.

The Loop and I-20 get residents where they need to go
The Loop runs along the neighborhood’s east side and encircles the city, so residents use it to get to most places they need to go. Interstate 20 is also close and leads to Odessa, about 25 miles away. For longer trips, the Midland International Air and Space Port is about 10 miles from the neighborhood and offers direct flights to Dallas/Fort Worth, El Paso and other major southwest cities.
