In Legends Park, streets named after baseball heroes of years past link an active group of residents. Here, people walk streets like Nolan Ryan Drive, Gehrig Avenue and Mays Drive to go to the park and to get to the close-by school. This is the type of neighborhood where homeowners can meet neighbors their age and where their children can meet other kids their age, says Realtor and Midland native Hillary Stephens. “It’s a good, wholesome neighborhood,” says Stephens, owner of S&S Real Estate Brokerage. “It’s one of the ones that you would picture going trick-or-treating door to door in, more so than any of the older neighborhoods.” And when locals leave the neighborhood they have restaurants, grocery stores and highway access right at their fingertips. “There’s tons of stuff to do there. It’s family-oriented,” says Realtor Daina Perkins of eXp Realty, who has several years of experience in the area. “They decorate for the holidays. It is a lovely area for someone to buy.”

Modern homes with cohesive styling
This neighborhood was built by the West Texas-based developer Betenbough Homes in the early 2010s. The houses here carry similar new traditional ranch styling with brick and stone exteriors— ranch-style homes are prevalent across West Texas, Perkins says. Floor plans around Legends Park start at about 1,600 square feet and top out at 2,500. Homes here fill lots around one-fifth of an acre and line wide streets that come complete with sidewalks. Houses sell for between $275,000 and $400,000. “They’re definitely popular,” Stephens says. “They sell quicker than the older homes.”

Yarbrough Elementary comes within walking distance
Legends Park falls within the Midland Independent School District, which has a B-minus grade on Niche. There’s a school in the middle of the neighborhood, the B-minus-rated Barbara Yarbrough Elementary, which opened in 2015, includes prekindergarten to sixth grade and has an active PTA that sponsors events like a Fall Festival and Family Fitness Nights. “In comparison to the other new neighborhoods, it is really nice for them to have a school so close by that they can walk to,” Stephens says. The C-rated Alamo Junior High covers grades 7 and 8, and its extracurricular opportunities include orchestra and theater groups. Legacy Senior High has a C-plus rating and its football and soccer teams compete at the 15,000-seat Astound Broadband Stadium across the street from Legends Park.
Yarbrough Elementary offers the local Legends Park youths a quality education.
Alamo Junio High School is the middle school Legends Park kids are zoned to.

Nearby highways open up the rest of the region
The Legends Park area is wedged between multiple major Midland roadways, including Texas State Highway 191, Texas State Highway Loop 250 and Interstate 20. There are bus stops in the area’s EZ-Rider bus system on nearby Deauville Boulevard and Tradewinds Boulevard. “It’s a great location for easy access,” Perkins says. I-20 is a quick connection to Odessa, a similarly sized sister city to Midland, just 18 miles away. The Midland International Air & Space Port is a 7-mile trip on I-20 and offers commercial flights through airlines including Delta and Southwest. Residents can hop on 191 for drives toward the 546-bed Midland Memorial Hospital, the closest major medical center, 5 miles away.
Nolan Ryan presents opportunities for outdoor fun
Among the neighborhood’s features is Nolan Ryan Park, named for Texas-born Baseball Hall of Famer Nolan Ryan. The park features an expansive playground set, big enough for 55 kids to play at once. The space includes a basketball court and a soccer field, too. Also, Astound Broadband Stadium is part of the expansive Scharbauer Sports Complex across Tradewinds Boulevard from Legends Park. The complex includes multiple multipurpose fields that host youth sports events, plus Momentum Bank Ballpark which is the home of the Midland Rockhounds, the Double-A minor league affiliate of the Oakland A’s. Momentum Bank Ballpark also includes a playground, splash pad and a basketball court.

From H-E-B to Osaka, daily conveniences come close by
Legends Park residents have an H-E-B supermarket, a Sam’s Club and multiple eateries all within 2 miles, just off Tradewinds Boulevard. Well-liked restaurants in the area include Osaka Japanese Steakhouse and La Mision — “That’s a good one,” Stephens says. La Mision is known in part for its buffet. It also neighbors Fair to Midland, a restaurant and bar with a state fair theme, complete with games. “Definitely something you don’t see too often around here,” Stephens says. “Kind of niche for the area.”

Carnival comes alive at Astound
The nearby Astound Broadband Stadium doubles as the site of the traveling Wright's Amusements carnival in late winter and late summer. The carnival features dozens of rides, plus vendors serving up everything from funnel cakes to cotton candy. “That’s pretty popular,” Stephens says. On a smaller scale, Legends Park residents organize programming like an annual Halloween decor contest with cash prizes.
