Moody is a community close to the growing downtown

The Moody neighborhood in Midland, Texas, is currently benefiting from revitalization projects surrounding the city center. "In the past, there have only been older homes. But now, the Moody community is resurging," says Tim Lester, a Midland resident and Realtor with Tortuga Real Estate Group. "We really like that you can get to downtown pretty quickly. That's another resurging area that has a lot of money being poured into it." He adds that development has been ongoing during the past decade. Over the years, the city upgraded park spaces and added new public schools. The community has a highly rated charter school and nearby retail spaces.

Mostly older brick homes, but Mockingbird Ridge has newer builds

Moody has gridded streets with narrow, unpaved alleyways between bungalows and ranch-style homes. The majority of houses have brick exteriors, but some have vinyl siding. Lester says that most properties don't have garages. "The community has quite a few older homes. Some are ready to go, [and others] need to be pulled down. There's also some brand new builds," Lester adds. Several older houses entering the market are in need of upgrades or renovation. The Mockingbird Ridge subdivision contains some of the neighborhood's most recent homes. Moody's residences sell between $175,000 and $325,000, which is generally lower than the rest of Midland. "Habitat for Humanity is active in the [surrounding] area. They may have built [around] 40 homes in the past 10 years," Lester says.

Nearby shops and restaurants serve the mostly residential community

The community is primarily residential, but shoppers can pick up grocery items at the nearby Lowe's Mercado on East Front Street. Walmart Supercenter is about 2 miles to the south, near Interstate 20. The Midland Downtown Farmers Market operates on Saturday mornings. Tubby's Kitchen & Caterings is one of the few restaurants in the neighborhood. "Going south from Lamesa Road, there is a lot of authentic Mexican food that's available," Lester says. "Addie's Diner is a little south of Moody. They are a staple [in Midland]. They've been around for longer than I know. They have great hamburgers and good hot dogs." Other nearby options include O'Siller Café, La Carreta Loncheria, and Wall Street Bar & Grill. Nearby oil refineries and related companies support the economy, such as BTA Oil Producers and ProPetro Services.

Churches, transit stops and highways in this commuter-friendly area

Moody is home to multiple houses of worship, including Greater Ideal Baptist Church and Lee Street Church of Christ. There are bus stops within the neighborhood that are managed by the Midland Odessa Urban Transit District, which is also known as the EZ-Rider. However, the area is mostly car-dependent. Downtown is about a mile from the neighborhood. Midland Memorial Hospital is approximately 3 miles away. Commuters can hop on Interstate 20 in around 2 miles. Midland International Air and Space Port is roughly a 12-mile drive from the community. Downtown Odessa sits approximately 20 miles away.

A local charter and other public schools offer a mix of options

Students are close to multiple public school options. Carver Center is a charter school within the neighborhood; the school accepts students in grades one through six and has an A-minus rating from Niche. Ralph Bunche Elementary, a few city blocks to the south, opened in 2015 and currently has a C-minus. San Jacinto Junior High receives a C-plus. Midland Freshman High is not rated, while Midland High earns a C. The Midland Independent School District offers seven schools of choice to students. Teens may graduate from high school and move on to Midland College. Located about 5 miles away, the two-year institution enrolls over 7,000 students.

Washington Park and events at the Horseshoe venue

Residents enjoy nearby recreational spaces, such as Washington Park. "It's a really nice park with a pavilion, and they have a small waterpark," Lester says. "It's a great opportunity for the community. You can rent out [the Washington Aquatic Center] for events. We had a client appreciation event at the waterpark." The Midland County Horseshoe is a regional event center about 4 miles away. The venue hosts the annual Midland County Fair in August as well as trade shows, markets and private events.

The neighborhood is prone to wildfire and severe weather

The region has some risk of wildfire due to its exceptionally arid landscape. There is also a risk of severe weather. In 2024, a tornado impacted the city, causing wind damage and hail.
