Western Hills is an established neighborhood in a growing city
Western Hills may sit near Midland’s western boundary, but that doesn’t mean it’s forgotten. As the former oil boomtown grows, it continues to build new infrastructure, like an upcoming soccer facility at Beale Park and new stores near the neighborhood. “There’s a huge new car dealership they’re building on the west side of Midland; Costco put up a new building, and new buses are opening continually,” says Realtor Daina Perkins with eXp Realty and Midland native. “It’s surprising for someone who has lived here their whole life. Like, woah, how did they get that up that fast?” Plus, this established neighborhood offers homes on green, landscaped lots and easy access to roads leading throughout the city and the state.

Near Midland’s parks, sports facilities and entertainment centers
Western Hills is situated near many parks and entertainment facilities. Locals can get active in Beal Park, just south of the neighborhood. The 112-acre park features a playground with a small rock wall, a fishing lake, a lighted skatepark and sports facilities for baseball, soccer, basketball and cricket. The ExxonMobil Soccer Complex is coming to Beal Park and will feature 62 fields of various sizes to accommodate tournaments and the Midland Soccer Association. The project should be completed by September of 2028. For now, residents can head to Momentum Bank Ballpark, home of the Midland RockHounds minor league baseball team, to watch a sports game. Fans cheer from the stands of this elaborate ballfield, which also features a colorful light-up splash pad and a basketball court. The stadium is within the larger Scharbauer Sports Complex, where there’s a field for football and soccer, as well as an entertainment venue that hosts events throughout the year, including an annual Christian concert. It’s an 8-mile drive to the Wagner Noël Performing Arts Center, which Perkins notes is incredibly popular. “It’s a state-of-the-art facility with fantastic events and acts that come here regularly,” she says. “We get traveling Broadway shows, the Dallas Cowboys Cheerleaders, the Nutcracker Ballet – they have all kinds of things all the time.” To go hiking or spend time in nature, the I-20 Wildlife Preserve is just south of the neighborhood and features hiking trails that wander through prairie grasslands, wetlands and riparian forests. While traversing over 3 miles of trails, visitors can view the butterfly garden, read about conservation and the natural world on teaching platforms or observe birds up close in bird blinds. As a non-profit managed space, the preserve serves as both a recreational area and an educational resource, promoting conservation and providing opportunities for study.

Older homes on landscaped lots
Because it was first developed in the 1960s and ‘70s, Western Hills has green grass, mature trees and landscaped lots. Sidewalks line wide, walkable streets, and many properties feature updated interiors. “The properties may be older, but many sellers renovate these homes, so it’s like you’re getting something brand-new,” Perkins says. Brick ranch-style homes make up most of the neighborhood’s housing, and potential homebuyers can find a property in Western Hills for between $200,000 and $310,000, depending on the size, age and condition. Land is also available in the neighborhood, and plots can range from about $700,000 to just over $1 million, depending on the location and size.
