Turn-of-the-century homes with original details draw buyers

Multi-unit housing plays a big role in Avenues West, with duplexes and larger apartment buildings making up a large share of the housing stock alongside single-family homes. Early 20th-century bungalows and Victorian-style houses are found throughout the neighborhood, and many still feature hardwood floors, high ceilings and original woodwork. “Houses usually stay on the market for 30 to 60 days,” says Realtor Michael Argeropoulos, who sells homes in the area with eXp Realty. “There aren’t many other cities in the country where you can get Queen Annes for such a low price.”

The median sale price is around the mid-$100,000s, with prices generally ranging from about $80,000 to the lower $200,000s depending on property size and condition. That usually puts Avenues West above Midtown in terms of price, but below King Park, Cold Spring Park, Concordia and Merrill Park. “People come here for its turn-of-the-century architecture and affordability," says Argeropoulos.

Campus presence and schools define daily life

Marquette University is a private Jesuit research university with roughly 11,000 students enrolled in undergraduate, graduate and professional programs. The university is one of the defining features of Avenues West, with a campus that covers a large share of the neighborhood. Students, faculty and staff shape the area's atmosphere, while campus buildings and residence halls are a regular part of the surrounding streets.

Avenues West is part of Milwaukee Public Schools, which lets families apply to schools across the city regardless of where they live. Golda Meir School is a public magnet school with programs designed for gifted and talented students. Highland Community School is a public charter school that follows the Montessori philosophy for pre-kindergarten through eighth grade.

Getting around is easy with highways, buses and sidewalks

Avenues West is well connected to the rest of Milwaukee, with Interstate 43 along its eastern edge and Interstate 94 just south of the neighborhood. Milwaukee County Transit System buses run throughout the area, including along Highland Boulevard and Wisconsin Avenue. A mix of classic spots and global flavors close to home

Avenues West has everything from longtime Milwaukee staples to easy neighborhood go-to spots, all within a fairly walkable area. The local restaurant scene reflects the neighborhood's mix of history, convenience and flavors from around the world:

  • Five O'Clock Steakhouse, a family-owned supper club open since 1946
  • Daddy's Soul Food & Grille, a homestyle spot known for fried chicken, catfish and Southern-style breakfast plates
  • Real Chili, a diner famous for its secret-recipe chili served over spaghetti and beans

Museums, sports and live music venues are close by

The Patrick and Beatrice Haggerty Museum of Art is home to more than 10,000 works, including pieces by artists like Salvador Dali and Andy Warhol. Sports fans are close to the action too, with American Family Field, home of the Milwaukee Brewers, less than 3 miles away and Fiserv Forum, where the Milwaukee Bucks play, less than 2 miles from the neighborhood. The Rave on Wisconsin Avenue, a music venue dating back to the 1920s, hosts well-known acts including the Veronicas and the Plain White T’s. “There’s been a lot of new investment in Avenues West that has given us venues like The Rave,” Argeropoulos says.

Marquette University’s women’s volleyball and basketball teams play at the Al McGuire Center, a 3,700-seat arena. Residents also spend time at Pabst Mansion, a Flemish Renaissance-style home built in the 1890s for Captain Frederick Pabst, founder of the Pabst Brewing Company.

Easy access to parks, trails and the Lake Michigan shore

Within the area, Olmstead Park offers a spot for a quiet stroll or a moment of relaxation. A short trip east leads to the shores of Lake Michigan, where a string of parks lines the waterfront. Lakeshore State Park, Wisconsin's only urban state park, covers about 22 acres with paved trails for walking and biking, a small beach and prairie restorations. It connects to other major city trails, creating a large network along the water.
