What living in Cambridge Woods is like

Despite being located next to a major university and home to student renters, Cambridge Woods has a "know your neighbor" atmosphere, an active neighborhood association and quiet residential streets. The community has a laid-back feel in an exciting part of Milwaukee, with the Milwaukee River and its dense woods to the west, and the University of Wisconsin-Milwaukee Campus directly east.

Housing styles include duplexes and bungalows

There are a few small apartment buildings in the area, but the neighborhood is primarily single-family and multifamily homes from the early 1900s with detached garages. Bungalows and simple workers' cottages are mostly unchanged since they were built, keeping their contrasting trim, low-pitched roofs and wide front porches. Single-family homes sell from the high $200,000s to the mid $400,000s, while multifamily homes range between the high $200,000s and the high $600,000s. "It's still a destination neighborhood for those who want to purchase," says Desty Lorino, broker and team lead of Desty's Team for Keller Williams. "Because a lot of the properties have been rented, I think the prices have stayed in check a little bit more." Cambridge Woods homes typically sell within a few weeks.

Who is moving to Cambridge Woods

While homes remain unchanged, residents have gone through a transformation. "Back when city employees were required to live in the city, the area was filled with teachers, police officers and firefighters," Lorino says. "When Milwaukee lifted the restrictions, the neighborhood's dynamic changed, and many state employees moved out." The founding of the university in 1956 also brought changes, like an increase in apartment complexes and rental properties. "We're starting to see a younger set of [landlords] who actually don't mind that they're going to have to do some repairs," Lorino says. "They would much rather pay their own mortgage than someone else's, and to get assistance in paying that mortgage [from their tenants] is a bonus."

Neighborhood events and community quirks

"A lot of young families have been moving in just within the past few years," says Rebecca North, a resident and former neighborhood association president. "More kids are riding their bikes and playing in the streets." Cambridge Woods has adopted a younger atmosphere but hangs onto its character. The lovingly named Tina the Chicken Lady, who lets her free-range chickens roam the streets, and The Boat House, a small house shaped exactly like a boat, are neighborhood quirks. "It's a fun little curiosity," Lorino says. The Cambridge Woods Neighborhood Association hosts community events throughout the year, including:

  • An all-neighborhood potluck in summer
  • An ice cream social in August, with live music
  • Chilifest in February, which is held indoors, and people vote for their favorite recipe
  • Rummage sales in the summer and fall

Residents get around by bike, foot and bus

The University of Wisconsin-Milwaukee is in Downer Woods, and you can be on campus in a 10-minute walk or a 5-minute bike ride. "Cambridge Woods is a good place to put your money because the university isn't going anywhere," Lorino says. There is a Bublr Bikes docking station in the community, with additional locations on campus and around Ascension Columbia St. Mary's Hospital, approximately 2 miles away. "The area is extremely bike-friendly, and biking is encouraged," Lorino says. "The Oak Leaf Trail is plowed and salted in the winter for those who commute on bikes year-round." Those biking downtown have a clear path through Milwaukee's east side, going under city streets to avoid any crossing traffic. Buses stop along Oakland Avenue and Locust Street, heading to the office buildings in East Town and to nearby grocery stores, Metro Market and Whole Foods Market.

Outdoor recreation in Cambridge Woods

Houses in the neighborhood are within walking distance of the Milwaukee River, where people head for fishing, canoeing and kayaking. "Once you're down in the valley on the water, no parts of the city are visible. So, it feels like you're somewhere rural and not in a large city," North says. Those cycling the Oak Leaf Trail or East Bank Bike Trail can grab a drink at the Hubbard Park Beer Garden in Shorewood. Accessible only by foot or bike, the log cabin building serves beer and German food from a walk-up window.
