The University of Wisconsin-Milwaukee connects Upper East Side locals
The Upper East Side has two distinct sides. To the west, the neighborhood has apartment complexes, multifamily homes and duplexes, which are often rented by students and young professionals. In the east, grand homes are owned by wealthy residents, established families and tenured professors. Residency is split, but the area is united by its academic tone and active pace, all within walking distance of the University of Wisconsin-Milwaukee.

Multifamily homes and grand mansions from the 1900s
The further east you go in the neighborhood, the more elaborate and expensive homes become. From Downer Avenue east, the area is known for its stunning early 1900s architecture and prices among the highest in the city's boundaries. Colonial Revivals, Tudor Revivals, Victorian Queen Annes and Mediterranean-inspired mansions are common. "The big old mansions were white elephants at the time [they were built], but now they're treasured," says Desty Lorino, broker and team lead of Desty's Team for Keller Williams. "People just love them. They love their homes." The five-plus-bedroom homes take up most of their properties, leaving just enough room for detached garages and pristinely landscaped front yards.
Most homes west of Downer Avenue are multifamily American Foursquares, bungalows and workers' cottages. To maintain a peaceful atmosphere around the campus, the city has implemented certain housing regulations. "No more than three unrelated parties can live in a dwelling unit, and that prevents houses from being overrun with students," Lorino says. "They're trying to maintain the quality of life."

The cost of homes in the Upper East Side
Usually owned by established families or landlords, the area's homes are not often listed for sale, and there is a high percentage of renters. However, according to Lorino, "The university is doing a great job creating housing for the student body, and that's relieving some of the pressure on the surrounding neighborhoods for rentals." When homes do hit the market, they have a wide range in price, depending on their size and style:
Smaller, single-family homes, such as simple workers' cottages and bungalows, sell between the low $300,000s and the low $500,000s.
Multifamily American Foursquares and Victorians range between the mid $300,000s and the high $600,000s.
Colonial Revivals, Tudors and other grand properties, including those on corner lots and with occasional carriage houses, range from the high $500,000s to over $1 million.

The university heavily impacts the area’s demographics
The University of Wisconsin-Milwaukee has a significant impact on the overall area, particularly in the Upper East Side. "I mean, it makes sense if you can walk to work," Lorino says. The area has a young median age, with a limited number of children and residents of retirement age. Residents are also highly educated, with the number of college graduates and advanced degree holders being two to three times the national average. People walk and jog around the campus trails, and university events are well-attended by the community, not just students. Events include:

Getting around the area by foot and by bike is easy, thanks to sidewalks, crosswalks and designated bike lanes along main roads, such as East Kenwood Boulevard, North Oakland Avenue, North Downer Avenue and East Newberry Boulevard. Bublr Bike, Milwaukee's public bike-sharing system, has three stations around the community's perimeter, with a few more on the university's campus and in nearby neighborhoods. MCTS bus routes connect the Upper East Side to the university, the hospital and downtown Milwaukee. The closest grocery stores, Metro Market and Whole Foods Market, are about a mile away, so locals usually take the bus or drive for grocery hauls. Most renting residents, and those in homes without garages, park along the streets, which can be crowded at times, especially near the university.
Restaurants and bars near the Upper East Side
The primarily residential area only has a few local eateries, including Roast Coffee Company, where students fuel up on caffeine and study between classes. Nearby Oakland Avenue is known for its restaurants, including Thai A Kitchen, Immy's African Cuisine and Shawarma House. Oakland Gyros stays open until 2:30 a.m. on the weekends, making it popular with the college crowd returning from barhopping in the Lower East Side and Murray Hill.

Lake Park and the Oak Leaf Trail are nearby
Lake Park is the spot to head for running, biking and playing sports. The park, located along Lake Michigan's shore, has a golf course, tennis courts, wooded trails, a playground and more in its northern half. The park continues about a mile south, with more athletic fields, sandy beaches and attractions, like the North Point Lighthouse. The Oak Leaf Trail, a multi-use paved trail that spans more than 130 miles through Milwaukee County, winds through Lake Park.
