What draws homebuyers to Graceland
Graceland is a small residential neighborhood in Milwaukee's northern end that's close to schools and parks but removed from the everyday city shuffle. The neighborhood doesn’t have shopping centers with restaurants and stores, or main roads that commuters use, so it also doesn’t have too much traffic or noise. Both first-time buyers and investors are attracted to Graceland, seeing how it's both suburban in atmosphere and just close enough to necessities.

Walking through Graceland, you'll see a wide variety of housing styles from the early 1900s through the 1970s. Single-family homes, including Tudor Revivals, Cape Cods, Victorian cottages and bi-levels, sell for less than $100,000 to the high $200,000s. "[Graceland] has many homeowners, but there's a large number of investment properties there, too. And some of them are owner-occupied," says LeKeisha Roberts, a Realtor with Realty Executives Integrity. "There is a concentration of duplexes in that area where the owner will live on one side and rent out the other to generate income." Raised-ranch-style and Colonial Revival-style duplexes sell between the low to mid-$200,000s.

The neighborhood is close to highways and thoroughfares for commuting
With Interstate 43 a few miles east and Fond du Lac Avenue a few miles west, it's easy to get to downtown Milwaukee, which is about 20 minutes away by car. "This is a great first-time home buyer community and a great, centrally located spot where you border both Glendale and Milwaukee," Roberts says. Buses stop along 60th Street, North 43rd Street and West Mill Road. North 60th Street was repaved and repainted for added safety, reducing the number of driving lanes, defining parking spots and adding designated and protected bike lanes.
Locals head to Glendale for shopping and dining
Residents can get to restaurants and shopping in about 10 minutes. "People are more than likely going into Glendale and into what we consider the Whitefish Bay area for shopping," Roberts says. Fast-food chains, family-owned restaurants, national retailers and grocery stores are there, just past Interstate 43. Save A Lot, Family Dollar and Phongsavan Market Place, an Asian food hall and market, are closer to Graceland, on North 76th Street.

Nearby schools have diverse educational programming
Both Milwaukee and Wisconsin offer open enrollment, so students can attend the public school of their choosing. However, transportation is not automatically provided. Parents often choose nearby schools, including a few within walking distance, for easy pick-up and drop-off. Nearby schools include:

Parks, golf courses and a nature preserve are near Graceland
Locals get outside often, thanks to the neighborhood's sidewalks and proximity to a few green spaces. "There's not a lot of walkability for convenience or things like that," Roberts says. "But for exercise, absolutely." Head to Wyrick Park to climb on the playground and to Schoenecker Park for baseball games. Graceland Cemetery, which gives the neighborhood its name, is a quiet, peaceful spot for morning jogs or dog walking. The largest nearby outdoor space, however, is Havenwoods State Forest, which spans more than 230 acres and has miles of trails. The nature preserve also offers educational programs, events and group hiking and birdwatching trips. If golf is more your thing, four private and public courses are within a few miles of the neighborhood.
