Lenox Heights’ charm is what’s nearby
A triangular neighborhood on the northwest side of Milwaukee, Lenox Heights' best features are its people and what is nearby. Don Percy moved to the neighborhood 14 years ago, not knowing the first thing about it beforehand, but has made a home there and built a community that he loves talking about. "The complement of people here is what I love most," he says. "Everyone says 'hello' to one another. The people are fun, diverse and friendly." Bordered by a few roads that lead downtown and intersected by a main thoroughfare, Lenox Heights is a place people often pass through without thought — and that keeps the home prices low since the neighborhood's perks and amenities remain close to the vest. The area has historic homes for owners and renters alike. While the primarily residential area may not have much entertainment or shopping, it's close to some highly desirable areas. Directly to the west is the Enderis Park neighborhood. "Enderis Park is like our big sister that we aspire to be," Percy says. "There is significantly more homeownership there, improving every neighborhood aspect. We're working towards increasing that here." Newly renovated parks, popular restaurants and top-choice schooling options are nearby. People pay a premium for the same amenities only a short drive from the more affordable homes in Lenox Heights.

Jerkinhead roofs on homes and rentals
Like many residential areas of northwest Milwaukee, Lenox Heights saw its heaviest development in the 1920s and 1930s. Clipped gabled roofs, sometimes called Jerkinhead roofs, were a distinct architectural style at the time and are still visible throughout the neighborhood atop bungalows and two-story cottages. Cape Cods, bungalows and other single-family homes like petite Colonial Revivals sell between $105,000 and $275,000. Multi-family homes, which are plentiful in the neighborhood, fetch a higher price, ranging from $200,000 to $320,000. Styles include those clipped gable roof cottages and American Foursquare duplexes. Houses sell in about half the time as the national average, in part due to attraction from investors and landlords. "We have more rentals here than other nearby neighborhoods, but we're a good starting point for the cost," Percy says. The average home price in Lenox Heights is almost $100,000 less than the Milwaukee Metro average and even lower than next-door Enderis Park. "There are no for sale signs in Enderis Park, and it's one of the most desirable spots in the city," Percy says. Much of the overflow of those looking in Enderis Park end up in Lenox Heights, and "people have been putting a lot of work into their homes here to reflect the 'big sister' neighborhood."

Enderis Playfield in Enderis Park
To the neighborhood's north are two large cemeteries, Holy Cross and Lincoln Memorial Cemetery. While joggers and walkers occasionally use the car and hearse paths, the cemeteries play a more significant role than exercise in what they provide for Lenox Heights. "They act as a huge sound buffer and bring a lot of quiet to the northern half of the neighborhood," Percy Says. One mile west, in Lenox Heights' 'big sister' neighborhood, is Enderis Playfield. With stadium seating and lights, the baseball diamond gets attention from Little Leagues and casual pickup players. Walking trails wind around the 10-acre green space, stopping by workout equipment, a splash pad, volleyball courts and a painted blacktop. Enderis Park Farmers' Market takes place each Sunday from 9 a.m. to noon in the temperate months. Slightly further away, but worth the trip, is Dineen Park. In addition to another baseball diamond and splash pad, the park has sports for residents to try new hobbies, such as pond fishing or disc golf.

Restaurants along North Avenue
Sentry Foods is to the west, but Lenox Heights lacks any notable restaurants. "There are maybe two or three restaurants in the area that are alright. They come and go, though," Percy says. "Lenox Heights is not a destination for shopping or dining, and it's not conducive to it either." Fortunately, North Avenue in Wauwatosa has many shops and restaurants within a five-minute drive. Locally-owned bakeries, restaurants and stores line the avenue from 76th Street to 55th Street. One of those popular spots is Cranky Al's doughnut shop. Classic flavors like chocolate sprinkles and cinnamon cake doughnuts accompany more creative flavors like maple bacon and 'yummy gummy' on the racks behind the counter. Drunken Cobra is across the street from Cranky Al's, with a comprehensive menu of sandwiches, appetizers and brunch items. Hosting regular events like DJ nights and trivia, the restaurant does not skimp out when decorating around the holidays. Cobwebs and skeletons fill the windows in October, and the place comes alive in December with festive wreaths and colorful lights.

Open enrollment into a highly-desires district
Milwaukee Public Schools has a full open enrollment program, and students enrolled can attend any school if there is an open seat. Some exceptions exist for alternative schools or campuses with specialties like arts and sciences. Townsend Street School teaches kindergarten through eighth grade and is rated a C-minus on Niche. The nearest high school, less than 2 miles west, is Washington High School of Information, rated D-minus. Students may also attend Wauwatosa School District schools due to the state's open enrollment option. "Wauwatosa is probably the most desirable near-western suburb of Milwaukee, and we're the 'once removed' aspect of it," Percy says. The suburb's highly rated schools contribute to its desirability, and the nearest elementary, middle and high school to Lenox Heights all receive an A-minus or higher by Niche.

Intersected by a main thoroughfare
Bordered by two main roads and intersected by Milwaukee Route 175, Lenox Heights is no stranger to traffic. "The diagonal road was a nice thought by the city, but it doesn't serve much of a purpose other than a way for people to get to and from work," Percy says. "It's a speedway." Those who drive to work can park their cars in their detached garages, accessible via alleyways that intersect the gridded streets. Those alleyways also provide a convenient spot for garbage pickup. Bus commuters can hop on an MCTS bus along West Burleigh and North 60th streets and spend $2 for a single ride. Downtown Milwaukee is 7 miles southeast, Milwaukee Mitchell International Airport is 15 miles south and Ascension SE Wisconsin Hospital – St. Joseph Campus is 1 mile east.
