A tight-knit community in Milwaukee
Set next to the Havenwoods State Forest, Thurston Woods is a leafy suburb with a reputation for natural beauty. To preserve the densest tree coverage in Milwaukee, residents have a reputation for refusing city improvements. This has led to several blocks going without sidewalks or expansions to the streets, creating what locals see as an old-fashioned, tight-knit atmosphere in the community. "It's not the sort of place where you don't know your neighbors," says Chris Slinker, principal broker at Berkshire Hathaway HomeServices. "It's a hidden gem in the city." Easy access to downtown Milwaukee and several of the area's biggest employers, not to mention real estate prices far below the local average, make this neighborhood attractive to homebuyers.
Lower-than-average prices on centennial homes
Streets sit in neat rows shaded by clusters of mature oak and maple trees. Lots rarely exceed an eighth acre in size and have single-car driveways that occasionally end in carports. Backyards end in a shared alley that houses sheds, garbage cans and the occasional one-car garage. Bungalows, Cape Cods and ranch-style homes are standard and often a century old or older. "The homes here are affordable, but they've also got character," says Slinker. Single-family homes start in the low $50,000s for the smallest homes that require the most restoration. Prices can get as high as the low $200,000s as conditions improve and sizes increase. The average price falls in the mid-$150,000s, compared to the citywide average of just below $300,000. Multi-family homes are also popular; investors can expect to pay anywhere from the low $100,000s to the mid-$200,000s for a duplex.
One of the top high schools in the state
Located in the neighborhood's northern end, Thurston Woods School teaches kindergarten through eighth-grade students. It's less than a mile away from any home in the area and has a C-minus on Niche. Thanks to a partnership with the Milwaukee Symphony Orchestra, kindergarteners can experience a range of musical performances from around the world during class and on field trips. The Rufus King International High School has an A-minus on Niche, which ranks it as one of the state's top college prep public schools.
Wisconsin's only urban state forest
With 237 acres of uninterrupted greenery, the wetlands and grasslands of Havenwoods State Forest are a big draw for nature lovers in the surrounding area. Over six miles of trails take hikers through the dense foliage of Wisconsin's only urban state forest while the Environmental Awareness Center offers educational programs. "We do public animal feedings once a month, so people actually get to learn about the native animals and see them eat," says Property Supervisor Angela Vickio. She says the center has snakes, turtles and other animals that are part of the programs.
Shopping and entertainment at Bayshore Mall
Just north of Thurston Woods, Soul Good Kitchen is a no-frills spot known for comfort food favorites like meatloaf, fried shrimp and peach cobbler. Jo's Café serves classic diner-style food in a cozy dining room with framed photos and local memorabilia. Bayshore Mall has nearly 100 stores and dining establishments, including Target, Barnes and Noble and The Cheesecake Factory.
Convenient to work and downtown
At nine miles north of downtown Milwaukee, locals see the neighborhood's location as a premium draw. "It's secluded enough that you feel further away from the city, but you're actually pretty close to it," says Slinker. "You don't have the craziness of the city." Several major industrial employers operate outside Thurston Woods, including MilliporeSigma, MDS Fulfillment Inc. and Jonco Industries. The Milwaukee County Transit System offers public transportation with several stops along Silver Spring Drive and Teutonia Avenue. Milwaukee Mitchell International Airport is 17 miles south, while the Ascension Southeast Wisconsin Hospital is 5 miles southwest.
