Mottsville offers seclusion, scenery and abundant recreation

Resting within the foothills of the Sierra Nevada, the Carson Valley community of Mottsville encompasses a secluded atmosphere bolstered by its natural surroundings. “It has a laid-back, quiet setting, and regardless of where you live in the community, you have mountain views in almost every direction,” says Dawn Caldwell, a Realtor with Ink Realty who has been a Minden resident for 30 years. Access to outdoor recreation is one of the area's most notable features, with Lake Tahoe, hiking trails and a ski resort all within 15 miles of the neighborhood. Mottsville also has a CAP Index Crime Score of 1 out of 10, which falls below the national average of 4.

Outdoor activities range from hiking and skiing to days at Lake Tahoe

Hiking is abundant in and around the valley. “There are tons of trails all around, and Bureau of Land Management areas where you can ride your motorcycles, horses and other things,” Caldwell says. Day trips to Lake Tahoe, 13 miles west, are common among residents. Nevada and Lakeside beaches stretch for miles along the lake’s southeastern shores. The latter is home to Action Watersports at Lakeside Marina, with amenities like watercraft rentals, parasailing and a boat ramp. Heavenly Mountain Resort is a couple of miles south of the lake. However, Caldwell says many locals make the 34-mile drive to Kirkwood Mountain Resort to avoid tourists. The resort features 86 ski trails for all levels of experience. Genoa Lakes Golf Club, just north of the community, has two 18-hole golf courses open to the public.

Ranch and chalet-style homes dominat the market

Homes in Mottsville are mostly ranch and chalet styles, with build dates stretching from the mid-20th century to present day. Grassy meadows surround homes on the east, while a desert-like atmosphere backdrops those situated closer to the foot of the mountains. "Most properties are an acre or more, and it's common for people to own horses there," Caldwell says. Of the community's few subdivisions, some are gated, and all are maintained by homeowners associations. Most homes typically sell between $850,000 and $2 million. A smaller house in need of repair on half an acre can sell for $265,000. In comparison, larger custom estates on expansive acreage can exceed $4 million and reach just over $10 million.

Most shopping and dining occurs along U.S. Route 395

Caldwell says most residents will head into Gardnerville and central Minden to shop. Several restaurants, specialty stores and boutiques sit along U.S. Route 395, which passes through both. Raley’s is also available along the stretch for quick grocery runs, and Walmart Supercenter provides a more robust retail selection. Overland Restaurant & Pub in downtown Gardnerville serves Basque-inspired dishes with locally sourced ingredients. Proximity to Lake Tahoe’s southeastern shores also allows for waterfront dining. Edge Restaurant & Lounge is an upscale spot that serves Contemporary American fare in a lodge-themed dining room.

Students attend schools in the states highest-ranking district

Douglas County School District serves the community and earns a B-plus on Niche, which ranks it the best district in the state. Gene Scarselli Elementary School has an A-minus on Niche, and Pau Wu Middle School earns a B. Douglas County High School has a B-plus and offers Career and Technical Education courses, allowing students to earn college credits in pathways like Agriculture and Digital Game Development.

Commuting around and out of Mottsville

U.S. Route 395 connects the area to Carson City, 20 miles north, and Reno, 54 miles out in the same direction, which is also home to Reno-Tahoe International Airport. Lake Tahoe Transit District offers commuter bus routes to both cities, alongside South Lake Tahoe. Carson Valley Health Hospital is closer to home in Gardnerville. State routes 206 and 88 are also accessible in Mottsville and serve most travel around the community.

Douglas County shares fire safety tips and prevention guides

According to First Street data, Mottsville and greater Douglas County are in a major risk zone for wildfires. The county offers information and video guides on its website that cover prevention methods and mitigation efforts. Due to smoke and other particulate matter from fires, the area also experiences poor air quality, with increased risk during the summer season.
