Reaping the benefits of Miramar

In 2021, Miramar, Florida, joined the ranks of cities worldwide to be honored with a Smart City Award for using technology to create better living outcomes for its citizens. From a historic flood drainage project to a new technology and innovation sector, the Broward County City of Miramar is actively constructing public works. Avalon is a tiny neighborhood next to the city center within a mile of a commercial district and most lifestyle amenities, like easy shopping and leisure activities. "If you’re looking for accessibility to everything within a mile radius, you’re right in the center. You’re also pretty close to the airports and the beaches. If you wanna go to south beach or hollywood beach it’s a quick trip," says Anneline Brown, broker/owner at Stratmire Real Estate Advisors, LLC.

Gated community with classic homes

Avalon is a gated community; residents and guests are welcomed by an ornate stucco pillar bearing the neighborhood's name, a row of neatly-cultivated palm trees, and posted security. Avalon is a community of small manmade lakes and canals, so many homes offer water views. Single-family houses are typically ranch-style or two stories, built in the 1990s and early 2000s, and employ Mediterranean and Mission-inspired architecture. Each driveway is evenly paved with equally even sidewalks. Many homes have open foyers and tall entrances. These houses cost $500,000-$650,000. Buyers will find condos and townhouses for $250,000-$500,000 in the neighborhood. In exchange for monthly fees below $350, the homeowners' association offers community pools, gyms, and tennis courts.

International Baccalaureate program at New Renaissance Middle School

Broward County Public Schools, which offers school choice, serves Avalon. Nearby Sea Castle Elementary School received a B-minus from Niche. The A-minus-ranked City of Pembroke Pines Charter School is also in the vicinity. New Renaissance Middle School, located within Avalon, received a C overall but is a member of the prestigious International Baccalaureate Program. Students in the IB program complete advanced coursework in all subject areas, emphasizing world languages. The nearest high school, Miramar High, received a B-minus on Niche.

Brazilian-style steak at El Churrascaso Grill

Just west of the the neighborhood, there's a Publix supermarket and a few dining options. Paris Morning Bakery, amusingly, is open until 11 p.m. and sells pastries and sweets from several different cultural cuisines. El Churrascaso Grill is a Brazilian-style steakhouse that offers delivery through third-party apps.Avalon is near shopping malls and business districts in every direction. River Run Shopping Center to the east has clothing stores and restaurants serving Chinese, Caribbean and chicken wings. To the southwest, Miramar Park Place Mall has even more restaurants, serving Mexican, Mediterranean and more. Pembroke Lakes Mall to the north houses over 60 shops and restaurants, including Aldo and Aeropostale, an AMC movie theater, and eateries such as Cajun Crab and Avocado's Food.

Two dozen acres of sports and leisure at Ansin Sports Complex

The 24-acre Ansin Sports Complex is adjacent to New Renaissance Middle School. This sporting and socializing hub features a stadium, athletic fields, courts and a community center. Avalon residents enjoy easy access to all Miramar has to offer, such as the nearby Miramar Amphitheater at Miramar Regional Park, a 173-acre green space. The amphitheater, active year-round, seats 3,000 and consistently features big-name musicians. The Miramar Cultural Center/ArtsPark, a few blocks west of Avalon, is next to the city hall. The center has an art gallery, botanical garden, theater, dance studio and banquet hall. "The city of Miramar is very involved and community oriented," Brown says, even highlighting their weekly magazine that offers different activities throughout the city. "Ninety percent of the time it’s free to the public. They have stuff like zumba and you can run marathons. It’s very community based and culturally diverse."

Florida's Turnpike close by

Avalon is about a mile from Miramar Parkway, one of the main roads in the area. Florida's Turnpike is about 2 miles away, and gives Avalon residents access to the rest of southeast Florida and beyond. This toll road also makes Interstates 75 and 95 easy to get to from the neighborhood, each within 9 miles. The closest airport is Fort Lauderdale-Hollywood International Airport, about 17 miles north. Miami International Airport is close as well; about 20 miles south. The closest hospital is Memorial Hospital West 3 miles away.
