Tucked in the San Fernando Valley, Mission Hills is a residential Los Angeles community defined by its midcentury single-family homes. Buyers are drawn to its relative affordability within the LA market, along with access to major freeways and a nearby Metrolink station that make commuting across Southern California manageable. Established restaurants, busy retail centers and a historic Spanish mission round out the character of the area.

Mission Hills is a community full of single-family homes built primarily in the 1950s. Homes here mostly have ranch-style and Spanish Revival designs, and prices range from the lower $400,000s to around $1 million depending on size and condition. "If Granada Hills and Pacoima had a baby, it would be Mission Hills," says Julian Park, real estate broker with Citiwide Realty Group. "You can get an affordable price on a home in a decent neighborhood, it's close to two major freeways, and because of that, it's great for savvy first-time buyers who want to get in on the LA housing market."

Public schools nearby with private options in the community

Mission Hills is part of the Los Angeles Unified School District. Public schools surround the community, like George K. Porter Middle School, which gets a B-plus from Niche. There are also private options close to home, notably the A-rated Bishop Alemany High School in Mission Hills.

Mission Hills has historic green space

Brand Park is Mission Hills’ main green space, where residents go for a walk through the Memory Garden or have a picnic. The park also has a playground near the baseball field. The Mission San Fernando Rey de España is a historic location built in the late 1700s, where you can take a tour. Devonwood Park is another spot to access playground equipment and a paved walking path.

Eating and shopping down Sepulveda Boulevard

The community is primarily residential, but you have a number of choices for dining out, mostly along Sepulveda Boulevard. Some of the local favorites are:

  • The Bear Pit Bar-B-Q Restaurant, a neighborhood landmark since the 1940s that serves pit-fired barbecue and traditional sides
  • Silverlake Ramen, a Southern California chain offering bowls, soups and appetizers
  • Coco’s Bakery Restaurant, a cozy spot where you can pick up dessert or order breakfast, lunch or dinner
Also along Sepulveda Boulevard, the Olivo at Mission Hills center has stores like Target and Ulta, and you can go across the street to get groceries at Vons. People who want to do more shopping can take a quick drive over to San Fernando.

Easy commuting with access to major freeways and transit options

Getting around Mission Hills and the surrounding San Fernando Valley is straightforward, thanks to a network of major freeways. You’re close to Interstates 5 and 405, as well as the Ronald Reagan Freeway. Several Los Angeles County Metropolitan Transportation Authority and Los Angeles Department of Transportation Commuter Express bus lines operate in the area, connecting to other parts of the Valley and downtown Los Angeles. You’re a quick drive from the Sylmar/San Fernando Metrolink station, where you can take the Antelope Valley Line train to downtown LA.
