Suburban Missoula neighborhood with plenty of parks and trails
Located on Missoula's southern edge is a quiet neighborhood with an attention-grabbing name. While no one is quite sure where the moniker Moose Can Gully came from, locals appreciate the neighborhood's views of the Missoula Valley and its proximity to open spaces. "It's a really established neighborhood. There are incredible views up there because it sits on the foothills," says Leland Reed, an agent with the Selling Big Sky Team at Revel Real Estate who has sold multiple homes in the area. "There's an incredible trail system for mountain biking, hiking and walking your dog. It's a really beautiful system." With its suburban streets and several parks, Moose Can Gully is an ideal neighborhood for Missoula residents looking to be near nature while still being around their neighbors.

Established homes in the Missoula hillside
Moose Can Gully is an established suburban neighborhood with homes from the past several decades. "The architectural style is from the 70s all the way to modern. Craftsman is really popular," says Reed. "What we're seeing up there is a lot of clients are buying these older homes and fixing them up, so you get that eclectic feel of the 70s, 80s and 90s but more updated." Most houses are ranch-style and raised ranches with built-in garages. They are built close enough together that neighbors can easily get to know one another, but with enough space that the homes still feel private. Other styles include Craftsman and contemporary homes. These single-family houses typically cost between $450,000 and $850,0000. There are also several condos and townhouses throughout the neighborhood that offer a lower-maintenance lifestyle. Most of these properties come with homeowners associations that include lawn care and utilities in the monthly dues. These properties typically cost between $315,000 and $580,000. The HOA fees can range from $200 to $300 a month. Buyers in the southern edge of the neighborhood should be aware of a higher risk of wildfires as the area butts up against the Sapphire Mountains.
