Suburban Montana neighborhood with growth on the way
It might sound like a question, but Wye is actually the answer to the Missoula area’s recent and continuing growth. “There’s a lot of growth initiatives for the Wye area in the coming years. That’s where Missoula is growing,” says Mike Hyde, the CEO of Hyde and Associates with Keller Williams Western Montana, who has sold several homes in Wye. “There’s not a lot of residential areas to continue growth until you go west of Missoula. There are a lot of different master plans that city and county are working on together.” The community is located in Missoula County, about 10 miles northwest of the city of Missoula. Named for the y-shaped intersection where Montana Highway 200 and the former U.S. Route 10 meet, Wye could see more than 15,000 new homes over the next 50 years if the county’s efforts go according to plan.

Wye has a mix of established and newer homes available. “The Wye area has been a residential community for years, but a lot of it has been more rural development, like ranchettes on 1-acre to 10-acre lots,” says Hyde. “Now with infrastructure heading west, you’re seeing denser building take place. You’ll see a lot more growth and quarter-acre lots.” The infrastructure that Hyde mentioned includes new water and sewer connections, replacing private wells that many of the established homes have. The older properties in the community include ranch-style homes and farmhouses that offer more space. Recent developments and subdivisions feature 21st-century Craftsmans and bungalows with spacious built-in garages. Sidewalks run along the streets, offering walkability and connecting the well-manicured front lawns. Houses in Wye typically cost between $400,000 and $700,000.

Highly rated Frenchtown schools
Students in the area might attend Frenchtown Elementary School, rated an A-minus by Niche, and Frenchtown Intermediate School, rated a B. Frenchtown Junior High School and Frenchtown High School share a building, and both are rated a B-plus. Each school is about 8 miles northwest of the community along Interstate 90. Frenchtown High offers several Advanced Placement programs and has a student-run newspaper called The French Press.

Major highways to all of Western Montana
As its namesake intersection implies, Wye has several major highways in the community that make it easy to commute around Western Montana. “It’s very close to the airport and an easy commute into town. It’s a pretty straight shot up north towards Flathead Lake,” says Carly Kelley McDonnell, an associate broker with Berkshire Hathaway Montana Properties, who has sold multiple homes in Wye. Interstate 90 runs through the middle of the community, giving residents an east-to-west route through the region. Downtown Missoula is about 10 miles southeast, and Missoula Montana Airport is about 5 miles away. Broadway Street provides another route east into Missoula, while U.S. Highway 93 runs north into the Flathead Valley and towards the popular recreational Flathead Lake.

A state park and scenic mountain recreation
While there are no parks within Wye, several popular recreational areas are nearby. Council Grove State Park is about 6 miles south of the neighborhood on the banks of the Clark Fork River. The park has historical significance as the location where the Salish, Kalispell and Kootenai tribes signed a treaty with the United States, ceding their tribal lands and forming the Flathead Reservation. Today, the park offers nearly 1.5 miles of river frontage for fishing, hiking and birdwatching. The park also allows hunting for waterfowl and deer on the island in the river. Skiing is another popular activity in the Missoula region. “There is Snowbowl right in town, which is Missoula’s little ski area. Or you can head two hours in any direction and find a ski hill,” says McDonnell. Snowbowl is about 15 miles from Wye in the Rattlesnake Mountains and offers skiing, mountain biking and zip lining.

A short drive to Missoula's shopping and dining
Most of the commercial activity in Wye is truck stops and fast-food restaurants, like Taco Bell and Hardee’s. Marvin’s Tavern is a local restaurant with a log cabin exterior serving buffalo burgers and other sandwiches. For more options, North Reserve Street in Missoula is a commercial corridor about 8 miles from Wye. This area has a mix of fast-food and sit-down restaurants, including Famous Dave’s Bar-B-Que, a mountain lodge-themed eatery known for its smoked meats. Grocery options here include Albertsons, Walmart and Costco. Other big-box stores like Lowe’s, REI and Target are also nearby.
