Along the Dog River, Neshota’s winding coves of waterfront homes and friendly community parks draw residents together. “I’ve been here since ’59, and I’ve loved every minute of it,” says Realtor and long-time Neshota resident Fannie Wilson with Fannie Beck Wilson Real Estate. Wilson has 16 years of experience selling homes. “This is an extremely overlooked area, but people just don’t realize how much is here.” Neshota is the type of place where you can be comfortable walking to your neighbor's homes and folks care about the community. “The Neshota Ministerial Association meets weekly to talk about what we can do to enhance the neighborhood and foster a sense of community,” Wilson says. The neighborhood sits between the banks of Dog River and the Dauphin Island Parkway, offering that desired access to fishing, boating and Dauphin Island beaches.

Fishing, boating and on-land amenities in Neshota
Whether locals live on the water or not, the Dog River brings people to Neshota. The Dog River gives boaters access to Mobile Bay. Many houses on the river have their own docks, but folks who don’t can drive 3 miles to Dog River Park, which features a public boat launch. Visitors should check in with Mobile County Health Department to monitor bacteria levels before close contact with the river, as heavy rains and storms impact its quality. Dog River Park also has plenty of trails for walkers and picnic areas. Nearby, Doyle Park features a turf playground for children to explore and walking paths, perfect for a stroll with the dog. The park is also home to football and soccer fields where many youth league games take place. “There is a senior center, which provides events and exercise classes for the elderly, and it’s nice to make sure that population isn’t overlooked,” Wilson says.

The houses in Neshota are on quiet nooks away from the busy DIP. The houses often feature large, tree-shaded front and back yards. There typically aren’t sidewalks and many roads lead to dead ends, but that elevates the sense of privacy. Homes with water access tend to have private docks on the Dog River. “This area is known for having homes on the river, so there’s that draw of water access,” says Realtor Jennifer Ballard with Bellator Real Estate, who’s sold homes for nearly a decade. “There’s also a lot of investor opportunities with the older houses, especially for short-term rentals.” Ranch-style homes range between $100,000 and $200,000, depending on the level of updates. Prices for larger homes on the waterfront range between $400,000 and $800,000, typically increasing with the size of the water frontage. Neshota also has a select number of condos with prices typically costing between $80,000 and $140,000.

Eat and shop with convenience in Neshota
The DIP offers a variety of grocery and dining options. Piggly Wiggly DIP and Food-Champs offer quick grocery items. A local Dollar General provides convenience items. Nearby, Mudbugs Seafood DIP is a local seafood market chain where patrons can also order and eat fresh seafood in a laid-back environment. Bama Bob’s BBQ is a favorite for smoked meat plates, and there are plenty of chains like Subway and Checkers. The dining and entertainment of downtown Mobile are 6 miles from Neshota. For more retail, residents can hop on Interstate 10 and I-65 to get to the large shopping hub along Airport Boulevard, located 7 miles away. Residents can visit big box retail stores like Target and Costco, or go to the Shoppes at Bel Air, the local shopping mall.

Pensacola is 65 miles from Neshota and New Orleans is 145 miles. Wave Transit System services the DIP. The closest hospital is USA Health University Hospital, 6 miles away. The neighborhood is just a mile from Mobile International Airport, one of the city’s newer investments, and may cause some noise pollution. Houses on the Dog River are at risk for flooding, especially during hurricane season.
Dauphin Island Expressway runs right through Neshota.
