New residents joining generational dwellers
As the dense city of Mobile extends southwest, the neighborhoods become more spread out, and open stretches of nature start to take over. Nevius is a prime example of this underdeveloped land, borrowing its name from the main road running through it. While the area lacks through streets and is bordered by dense woods in the west and north, the neighborhood's eastern end provides residents with conveniently close shopping and dining. According to mobile local Stephany Hernandez, Realtor and co-owner of the Hernandez Jones Group, "There are some people who have lived in the neighborhoods for 30 or 40 years, and then there are a lot of people coming here for short periods because of the military bases nearby." Mobile is seeing an influx of young residents new to the city looking for affordable homes. Nevius provides new buyers with that opportunity.
Nevius' most popular older homes-styles are classic red-brick ranches.

Running errands a stone’s throw from home
The neighborhood's eastern end serves as the shopping area for Nevius and its surrounding suburbs. Home to a Walmart, Winn Dixie, Lowes and many fast food and chain restaurants, the area is busy with those running errands or grabbing a bite to eat. A staple eatery of the neighborhood is Dick Russel's Bar-B-Q. Serving burgers, ribs and heaping piles of fried food, it's the go-to spot for classic Southern fare. Thai Fusion provides a different cuisine, with rice dishes, curry, ramen and sushi. The highly-rated restaurant is a nice change of pace from the fast-food options surrounding it in Tilman's plazas. The area's hospital, Providence Medical Group, is in the same plazas as the large stores.

ParksSurrounded by dense forests with walking trails and creeks
Halls Mill Creek flows in the northern end of Nevius, leading east and opening to the Gulf of Mexico. The land along the creek is untouched, making for a lush green backdrop to life in the neighborhood. "There are a lot of little parks, hiking trails and bike paths all around the wooded areas for residents to get active," Hernandez says. The Mobile Memorial Gardens Cemetery makes up a good chunk of the neighborhood and is filled with beautiful landscaping, fountains and sculptures. Paved walking trails in the shape of a flower encompass the plots of the graveyard and are popular with joggers and dog walkers as often as those visiting loved ones who have moved on.

Investment houses and friendly prices
Built in the 1980s, many houses in the neighborhood need some repairs. "It's a prime location for growth and investment," says Hernandez. "Investors are buying the homes to revamp and upgrade to sell or rent out." About half of the residents in Nevius are renters, living in simple brick ranches on the quiet streets. Private driveways, occasionally leading to covered carports, are common, and most homes sit on half an acre, shaded by towering oak trees. Ranging between $75,000 and $225,000 with a median of $165,000, the neighborhood's houses are about $60,000 less expensive than the Mobile average.
