Overton gives homebuyers a lot of choices
The neighborhood of Overton can be broken up into a few smaller subdivisions, all with their own architectural styles and prices ranges. What all homes share in common is proximity to urban amenities and diligent homeowners who are committed to keeping their houses and lawns beautiful. “It’s close to the airport, the university, Providence Hospital, restaurants and churches,” says Elaine Sessions, a Realtor with Roberts Brothers who has been selling homes in the Azalea City for almost 40 years. “Plus, yards are well landscaped, and homes have big street appeal.” Homebuyers will find 2,000 square feet ranch-style homes in Lubarrett selling for about $200,000 and sprawling, custom-built, 5-bedroom New Traditional houses in Lexington going for around $550,000. Or, they can opt for something in between, like a 3-bedroom Colonial Revival, which might cost around $350,000.

A wide Overton window of prices
Overton is divided into a few subdivisions thanks to Milkhouse Creek, its branches and the neighborhood’s street layout. Sugar Creek is an HOA neighborhood in Overton’s northeast corner. “Sugar Creek’s kept its value very well,” Sessions says. “It has two entrances, one off Grelot Road and one off Hillcrest Road, so depending on where you’re going, you can go out one or the other. All the homes are different styles; no two are alike. They’re all kinds of different price ranges.” South of Sugar Creek, there’s the Lubarrett and Inverness subdivisions, and across the creek, there’s Lexington. “People love Lexington because they get a lot of square footage for their money,” Sessions says. “You can get 3,000 square feet for less than half a million. And all the homes are all different and custom-built.” What all subdivisions do have in common are well-maintained sidewalks, pristine front lawns and friendly residents. Homes in east Lubarrett tend to follow ranch-style and split-level designs, selling in the $200,000s, while Inverness’ larger ranch homes get into the $300,000s. Custom-built New Traditional and Cape Cod homes in Lexington with 3,000 to 5,000 square feet of space go for between $400,000 and $600,000. In Sugar Creek, homebuyers will find a mix of styles, like New Traditional and Colonial Revival, and prices, ranging from just below $300,000 to a bit above $500,000.

Mobile County Schools engineer students for success
Kids who live east of Milkhouse Creek can attend Olive J. Dodge Elementary while those who live west of the creek can attend O’Rourke Elementary. Both schools feed into Burns Middle and W. P.
