The Mobile neighborhood of Rolling Acres lives up to its name, affording residents with spacious, verdant parcels of land situated upon gentle hills. With the neighborhood’s lush greenery and two bubbling creeks passing through the community, residents can easily forget that many of Mobile’s urban amenities are a short drive away. “It’s got a superb location,” says Don Foster, a Realtor with more than 40 years of experience and a lifelong resident of Mobile. “It’s right in the middle of the city and convenient to Walmart Neighborhood Market, doctor’s offices, fast food places and Highway 90 and Airport Boulevard.” There are also more rolling acres to explore at nearby Medal of Honor Park and Laun Park. Homes tend to sell in the $200,000s.

Roomy lots and well-constructed homes
One of Rolling Acres’ biggest appeals is, well, its rolling acres of land. “It was developed years ago, so it has very big lots. Many are about half an acre,” Foster says. “It’s not like those neighborhoods with crackerjack lots where you don’t have room to put two dogs.” The average lot size ranges from a third to a half of an acre, though some can span well over that. Lots in the south and west even sometimes offer sidewalks. And houses are as well-groomed as their parcels thanks to residents who wouldn’t rather live anywhere else. “By and large, the majority of homes are well-taken care of,” Foster says. “There are a lot of families there, but there’s a lot of older folks, too, because they live there forever. Once they get in, they stick around.” Foster is also quick to praise the material and craftsmanship that went into constructing the domiciles. “They have good lumber, good quality 2x6s and 2x4s and high-pitched roofs. It’s a very nice area.” Most homes are ranch-style, but the neighborhood is architecturally diverse with Cape Cod, split level and Colonial Revival homes as well. Most homes have 3 to 4 bedrooms and go for between $200,000 and $270,000.

Schools and career preparation
Students can attend Olive J. Dodge Elementary and Burns Middle School, both of which receive C ratings from Niche. C-plus-rated Murphy High School offers the second oldest International Baccalaureate Diploma Programme in Alabama as well as signature academies in culinary arts, fine arts, hospitality and tourism and military leadership.

Rolling Acres is near two great parks
Located only about 5 minutes to the north, Foster considers Medal of Honor Park to be one of the nicest in Mobile. Kids can run around on the splash pad and the recently updated playground while athletes can score goals on the soccer fields and practice their backhand on the tennis courts. A cozy neighborhood park is just next door in Terrace Hills, offering a wading pool, playground and a field for children to run around in. “Kids can go over there and play basketball, football or baseball. It’s more of a park for kids,” Foster says. “If you live close, you can walk over there, whereas with Medal of Honor Park, you’d have to go by car.”

Shopping and Southern cooking
Residents can get their shopping done at Walmart Neighborhood Market or Publix, located just northwest of Rolling Acres. They’ll also find fast food restaurants nearby along with a few local eateries and chains, like Chicken Salad Chick, which serves up healthy, Southern dishes. Foster is especially fond of their sandwiches like the pimento cheese BLT. Wingfingers may be best known for their buffalo wings, but they also tempt patrons with delicious Southern fried chicken biscuits for breakfast. Just up Cottage Hill is Meat Boss, whose barbecue sandwiches earned it the distinction of being the “Best BBQ Restaurant in Mobile & Baldwin Counties” according to readers of Lagniappe Weekly.

Between airports and highways

Mobile’s got a lot of activity going on, and not just their Mardi Gras festivities that they’re widely known for. The Festival of Flowers takes place each March, a multi-day extravaganza at Cathedral Square showcasing life-sized floral sculptures and arrangements. Proceeds go to supporting the USA Health Providence Hospital.
