Tucked into the densely populated Louisville area and named after two major streets, this corner of the Derby City brings sophisticated rural living to this urban area’s landscape. Less than a mile away from the busy Brownsboro Road and Zorn Avenue is an area of the neighborhood known as Mockingbird Valley. “Mockingbird Valley was really one of the first planned neighborhoods in Louisville,” says John Stough, the co-founder and principal broker at Kentucky Select Properties. The area was designated in the 1920s as a rural community with specific rules in place to preserve its rolling hills and natural landscapes – a tradition that still holds today, though the western parts of the neighborhood closer to Zorn Road take on more of a suburban look. Because of its unique landscaping full of sloping, green hillsides and towering trees, Mockingbird Valley was finally placed on the National Register of Historic Places in 2006. This effort, however, wouldn't be possible without Brownsboro Zorn's active community of residents dedicated to preserving the area's history and forest vistas. "They really care for the area they live in," says Stough, explaining that "It's thanks to the concerted efforts of a community that loves its peaceful surroundings." Historic Louisville estates and spacious suburban homes
Homes in Mockingbird Valley and Brownsboro Zorn have large yards and floor plans, giving the area a broad appeal for buyers looking for retirement homes or places to raise large families. While close in proximity, the homes closer to Zorn Avenue and the estates in the Mockingbird Valley area each have their own unique identities. Colonial homes with brick exteriors make up many of the homes available in the Mockingbird Valley area. “You’ve got a lot of classical, architect-designed homes,” Stough says. “With the exception of a couple of large estates that predated the neighborhood, most of the houses were built in the late 1920s and ‘30s.” But homebuyers can also find midcentury modern split-levels, craftsman-style bungalows and contemporary condominiums in the Brownsboro-Zorn area, closer to the main streets that give the neighborhood its name. Wide streets and lot sizes of half an acre or more are common, and many of the area’s homes can range between 2,000 and 5,000 square feet. Prices on homes in the area can range between $400,000 and $3 million, with the average single-family home selling for about $850,0000.

Local students attend Chenoweth Elementary School, which receives a B-plus on Niche, before moving on to Kammerer Middle School, which earns a C-plus grade. The Riverside Expressway segment of Interstate 71 lies close to the neighborhood’s northern border, making the Mockingbird Valley area a quick commute to Downtown and the greater Louisville area. Multiple bus stops for the Transit Authority of River City system are available on Zorn Avenue for those getting around without a personal vehicle. In the case of a medical emergency, the closest medical center, Norton Hospital, can also be found right downtown. For those traveling out of state, Louisville International Airport is conveniently located just 10 miles southwest along Interstate 65.
