Rural scenery near Blue Mountain
Situated in the lush Pennsylvania countryside is the rural township of Penn, where winding roads cut between thick forests and striated farmland, peppered in between with homes on roughshod gravel roads. It’s a great place for people who prefer a remote lifestyle, while still within driving distance of larger cities and towns. It’s just outside the borough of Bernville, a small town with just under 1,000 residents, and about 15 miles northwest of Reading. The area was initially settled in the late 18th century by German farmers, and was later named Penn in honor of the founder Pennsylvania, William Penn. “It’s got that country feel. There are a lot of farms and rolling hills, and of course, it’s right below Blue Mountain, which includes part of the Appalachian Trail,” says Realtor Keith Snyder of Kingsway Realty, who has worked in the exurbs and towns west of Reading for more than a decade.
Country homes with room to roam
Penn offers a wide mix of home styles and lot sizes, with everything from contemporary homes on sprawling 10-acre patches to split-level homes on one-acre lots. “It’s not very populated, and you’ve got some homes here with a lot of acreage,” Snyder says. Dwellings are typically surrounded by natural and agricultural scenery; it’s a great place to enjoy the four seasons, whether it’s the bright blooming greenery of springtime or the collage of yellow, red and orange leaves in autumn. Large, grassy yards back up to forests and meadows, and some homes have views of the smokey Appalachian foothills in the distance. Home prices can range from between $250,000 and $400,000 for homes on one-acre lots, while large homes with tens of acres of land have listed for more than $1 million.

The Rentschler Arboretum, just a mile away, offers 34 acres of pristine land in the foothills of Blue Mountain where residents can take bask in the arboretum's gardens and nature sanctuaries. Just south of Penn is Blue Marsh Lake Park, a well-trod recreation area with more than 30 miles of trails and 1,100 acres of water for boating, fishing and swimming. It's also very close to Blue Mountain, a 150-mile ridge that’s part of the Appalachian Mountain Range. It's a popular hiking destination, and also includes a large state game area for seasonal hunting.

Commuting to Reading and Philadelphia
Penn may feel remote, but it’s not far from bustling cities. “It’s pretty close to the interstate. It’s an easy spot to commute from,” Snyder says. Hop on Bernville Road and it’s about 14 miles to downtown Reading. Philadelphia is a bit of a trek, especially around rush hour. The City of Brotherly Love is about 75 miles from Penn.
