Stephens Park overlooks the shore of the Mississippi River and the buzz of downtown, yet day-to-day life is relatively peaceful and quiet in this historic Moline neighborhood. “If you want to be downtown, it’s three minutes down the hill,” says Candice Shamsie, Broker at Ruhl & Ruhl Realtors with 22 years of real estate experience. Stephens Park is part of the Quad Cities area, and more specifically, the residential area known as Old Towne. (The extra E in “Towne” recalls the area’s Belgian roots.) “Moline is an old river town,” says Shamsie. “You get seasonal river views of the Mississippi when the leaves fall from the trees.”
Cottage, duplex or retirement community living
The land is relatively level here, but streets slope slightly downward toward the Mississippi River. A few lots are still available for around $43,000. These lots are on a cul-de-sac right across the street from a large public park, looking down toward the Mississippi River, downtown and the Illinois-Iowa state border. Charming gabled cottages cost between $60,000 and $137,000. Prospective buyers may also find a two-bedroom Victorian duplex with bay windows on the market for around $200,000. Overlook Village Senior Living is in the middle of Stephens Park’s namesake park. Within this retirement community, single-story brick condos are for sale for around $165,000.

Locals can cross the footbridge over the Mississippi River to Sylvan Island, a small island nature park next to Rock Island Arsenal, a national historic landmark and Army installation. Stephens Park’s namesake park has a playground, basketball court and large trees that turn bright scarlet in the autumn. Residents can walk to the park and to Maria’s Mexican Restaurant or to Clint’s Draft House Pizza & Grill. Groceries at Jewel Osco are a short drive away.
Community events inside historic homes
Moline is where John Deere revolutionized the steel plow in 1848; today, this city is the world headquarters for John Deere products. In Stephens Park, folks can visit the historic homes of the Deere family, now preserved by the William Butterworth Foundation. The Deere-Wiman House and Butterworth Center “host a lot of community events with free music, garden walks and holiday activities,” says Shamsie. “It’s free to walk the grounds. The landscaping is beautiful with big, mature trees. People take prom pictures and wedding pictures there.”
Undefeated high school soccer team
Area schools include Lincoln-Irving Elementary, rated C-minus on Niche, which includes prekindergarten; John Deere Middle School, rated C-plus with a student-teacher ratio of 14 to 1; and Moline High School, rated B-plus. Moline High School serves 1,986 students, including over 250 students with special needs. In the fall of 2023, the boys' soccer team had an undefeated season and celebrated Coach Sanchez’ 400th win. Additionally, St. Paul’s Lutheran School is a faith-based option for prekindergarten through Grade 8.
Lincoln-Irving Elementary serves Stephens Park and offers classes taught in Spanish and English.
Children are offered a great education at John Deere Middle School close to Stephens Park.
Moline High School offers Stephens Park children a challenging curriculum.
