A classic suburb with amenities minutes away
Right in the middle of Moline, Villa Park is a predominantly residential neighborhood of modest single-family homes in a setting full of mature trees. “The thing about Moline is there are so many neat little neighborhoods like this one, where you have affordable homes, local restaurants and nearby schools,” says Dan Kelly, a Realtor with Ruhl & Ruhl Realtors, who sells homes all over the Quad Cities region. Villa Park puts residents right next to Interstate 74 and Avenue of the Cities, where they can shop, dine out and have easy commutes. It’s also right next door to Moline High School, making this a very convenient location. “If you just pick a spot in the Quad Cities, you’ll be there in no more than 15 minutes from Villa Park,” Kelly says.
Early and mid-century houses
Villa Park’s straight residential streets are lined with houses built between the early and mid-1900s. Ranch styles, bungalows and Cape Cods are among the most common homes. They range from around 1,000 to 2,000 square feet and sell for approximately $70,000 to $250,000. These two- to four-bedroom houses are typically built on tenth-of-an-acre lots. Though driveways are scarce, residents can park in the street or in a detached garage that’s accessible from a back alleyway. Larger Colonial Revivals and English-style cottages can be found on 27th Street on elongated half-acre lots. These homes rarely hit the market and are valued between $250,000 and $350,000. While most streets don’t have sidewalks, this is a low-traffic community, so residents can still go for walks around the neighborhood.

Shopping and dining down Avenue of the Cities
Avenue of the Cities is one of Moline’s busiest thoroughfares, running along the north side of the neighborhood. The section that passes by Villa Park has two restaurants. The Grinder’s & Spaghetti House is one of three locations in the Quad Cities region and is known for its family feast, which includes a large sandwich and a big helping of pasta and homemade bread. “Grinder’s and Spaghetti House is a Quad Cities favorite, says Kelly. “They’re famous for their family feast. All my kids are out of the house, but when they were home, we always got the family feast after baseball games and practice.” Late-night crowds head to Hafner’s Tavern to drink, eat bar food and hang out until or past midnight on Fridays and Saturdays. The area has several hair and nail salons. Shoppers can also grab convenience items from 7-Eleven or head to Namaste Plaza Grocery Store for African, Asian and Middle-Eastern produce. Aldi and the Hy-Vee grocery store are a mile east, where there are even more restaurants to choose from.

Competitive sports programs at Moline High
Students attend Roosevelt Elementary School, which earns a C-plus grade from Niche. It feeds into Woodrow Wilson Middle School, which is graded a B-minus. Students go on to B-plus-graded Moline High School, which is ranked the best high school in Rock Island County. On top of that, it’s ranked the county’s best high school for athletics. The Moline Maroons compete in Class-4A sports, the largest division in Illinois. The boys soccer and basketball teams won state championships in 2023.
Roosevelt Elementary School serves students from kindergarten to fifth grade.
Woodrow Wilson Middle School is home to the Wildcats.
Moline High School serves students grades 9 through 12.

Big fields at Jefferson Park
Locals on the neighborhood’s south side are just steps away from Jefferson Park. Those who live farther north are no more than a mile from the 11-acre green space. The park isn’t widely used, but there’s lots of open space and areas shaded by mature trees that are open to the public. Optimist Park is a few blocks north of the neighborhood. The nearly three-quarter-acre park is fenced in with a picnic shelter in the middle, a playground to one side and a grassy space on the other.

Access to MetroLink buses and I-74
Quad Cities MetroLink buses operate on Avenue of The Cities, with routes all over the region. Interstate 74 runs right by Villa Park, which commuters can take 2 miles north to downtown Moline and the Mississippi River, or 3 miles south to Quad Cities International Airport. Flights are available to 10 non-stop destinations, including Denver, Charlotte and Phoenix.
