A redeveloping neighborhood full of trees and relics
Separated from the rest of Monroe by train tracks and highways, the Southside Riverfront begins just below downtown, running alongside the Ouachita River's southward current. Side streets in the neighborhood's northern end take the names of fruits and flora — Apple, Pear, Chestnut — while the southern end follows a major bend in the river as the neighborhood gets progressively quieter, with more trees and fewer homes. Streets shrouded in pine and hickory sometimes contain vine-covered Colonial Revival manors not lived in for years, next to recently renovated cottages. A few blocks east, warehouses and a trainyard provide a steady hum of industrial activity. The neighborhood's industrial spaces, and especially its vacant homes, stand as relics of multiple rounds of development. And yet another wave of development recently arrived: Housing and infrastructure improvements are pouring as part of a 25-year revitalization plan.

Investment cottages and Colonial Revival manors
"We don't have a lot of people moving to that area," says Realtor Melinda Winn of THLT Realty, pointing to residents moving elsewhere in Monroe. But investment properties are helping the neighborhood transition, especially since inventory consists almost entirely of cottages in need of heavy repairs. Fixer-uppers generally sell for between $10,000 and $45,000, while some renovated cottages can reach as high as $85,000. Larger turnkey homes, such as ranch-styles and a few Colonial Revivals, have sold for between $100,000 and $215,000.

Access to buses and Interstate 20
In 1957, newly constructed Interstate 20 cut off the southern half of Monroe from downtown. Although the neighborhood has easy access to interstate on-ramps, residents in the southernmost parts must drive roughly 3 miles north when heading to I-20. The neighborhood has seen its fair share of road improvement projects, including a recent repaving and repainting of Grans Street between Orange and Standifer Avenues. Monroe Transit also runs a bus line through the neighborhood, which connects with the downtown transfer station.
Peeking at Picasso's at the Masur Museum of Art
Playground meetups and basketball games bounce around at Lida Benton Playground, the neighborhood's central greenspace. However, an even larger playground two blocks east at the Emily Parker Robinson Rec Center pulls even more visitors. The rec center's indoor amenities include a gymnasium for air-conditioned basketball and volleyball, plus a multipurpose gameroom for when the courts are full. Nearby, the Masur Museum of Art offers temporary exhibits as well as a permanent exhibition that includes works from Picasso, Dali and major artists.

Senior clubs at Emily Parker Robinson Rec Center
Jungle gyms and basketball courts beckon at the Emily Parker Robinson Rec Center, but its true calling is community programming, including summer camps for local youth. Golden agers meet up on Mondays and Thursdays for a seniors club that features all kinds of games, socializing and physical activities. The rest of the week, the center is alight with recurring activities like Volleyball Night and Art with Masur, an event co-hosted with the nearby museum, which also hosts its own programs, including classes and free artist talks.
Five-page wine menu at Parish Restaurant & Bar
Aside from a few gas stations, convenience stores and a DG Market, the neighborhood has very little commercial activity. Most residents head 2 miles east of the train tracks to the Mac's Fresh Market for weekly essentials. The neighborhood's location directly adjacent to downtown affords easy access to some of Monroe's highest rated restaurants — an appetizing fact, considering downtown Monroe's burgeoning food scene. "We have badass seafood. We have badass steaks. And we have a badass Italian restaurant, Genusa's," says Harrison Lilly, Realtor and team leader of THLT Realty. "We have big city appeal in a small town." Locals head to Doe's Eat Place of Monroe for a hearty steak, and Lilly swears by Parish Restaurant & Bar, a sleek, upscale eatery serving inventive dishes like bacon-wrapped duck medallions, paired with a five-page wine menu.

Multiple pathways in the Monroe City School System
Students in Southside attend one of two school pipelines. Some begin with grades K-2 at Clara Hall Elementary, which receives a B-minus from Niche, followed by Thomas Jefferson Elementary, rated C-plus, for grades 3-6. Next, Martin Luther King Jr. Junior High, rated C, serves grades 7-8. Students in this school pipeline end Wossman High, rated C-plus, while others end at Carroll Senior High, rated C.

Things to consider
Levees, pumps and floodwalls protect most of the neighborhood from high waters of the Ouachita River. However, the spurt of land that follows the curve in the river contains a residential area partly in a major floodway, making it especially prone to flooding. The neighborhood is improving its drainage systems with projects like repairs on the trunk sewers beneath Standifer Avenue.
