Monroe Township Gloucester, which locals call Monroe, sits between Philadelphia and Atlantic City, and is considered a bedroom community of both. It attracts young families seeking a well-rounded environment with children's activities, nearby shopping and dining and access to major highways. “Most of the people I sell to are first-time buyers,” says Francis Mellace, a Century 21 Rauh & Johns real estate agent who has sold many homes in the area. “It’s younger people just starting out... It’s more affordable for Gloucester County.” Many stay, drawn to the quality of life and community feel, including year-round events and active youth sports leagues. “It’s the kind of place where if a house goes up for sale, neighbors call their friends and say, ‘Hey, I heard your kids want to move back—the house next door is available,’” Mellace says.

Monroe offers lakeside living, 55-plus communities and more

Tall pines shade residential areas. Single- and double-wide mobile homes can cost $40,000 to $100,000, while small cottages, bungalows and Cape Cods can go for $100,000 to $320,000. Colonial Revivals, bilevels and ranch-style homes typically range from $350,000 to $490,000, and New Traditionals built in the last decade can cost $500,000 to $870,000. Townhouses and condos go for about $240,000 to $480,000.
Monroe has many subdivisions: Whitehall Gardens is a 55-plus community with New Traditional homes, Victory Lakes offers private access to Sunset and Victory lakes, Hunter Woods features traditional-style homes from the 1990s and Summerfields Friendly Village has small, manufactured homes, a clubhouse and a pool.

Recreation includes youth sports, hiking areas and bike trail

Owens Park features tennis, pickleball, basketball and volleyball courts, street hockey rinks and football, softball and baseball fields. Mary Mazza Duffy Memorial Park also has ball fields, as well as soccer and lacrosse fields. The Church Street Recreational Facility expands the township’s athletic spaces, with baseball diamonds, batting cages and basketball courts. Many kids play in youth sports leagues held at these parks. “The coaches have been there for years, so the kids develop really well,” Mellace says. “They go on to play in high school and college, and it’s all thanks to those programs.” Camp Squankum, a summertime day camp, is also popular with children.
Nearby 18-hole golf courses include the private Scotland Run Golf Club and the public Pinelands Golf Club. Winslow Wildlife Management Area spans nearly 8,500 acres. Largemouth bass and bluegills swim in its fishing ponds, and miles of trails wind through grassy fields, forests and swampy areas. In-season hunting is permitted, and licensed hunters can utilize the archery range. Cyclists ride on the Monroe Township Bike Trail for about 6 miles from Williamstown to Glassboro.

Students attend Monroe Township Public Schools

Monroe Township Public Schools serve this community. Whitehall Elementary gets a B from Niche, and Williamstown Middle receives a C. Williamstown High earns a B, and its High School Plus program provides dual enrollment courses with Camden County College and Stockton University. High school students can apply to Gloucester County Institute of Technology, which specializes in technical and vocational education.

Annual events bring community together through all seasons

The annual Fall Festival brings hayrides, pumpkin decorating and pony rides. It culminates as floats and costumed residents process downtown during the Halloween Parade. Melodies on Main showcases live music every Thursday from April to October. During Winter Wonderland, Santa and Mrs. Claus visit, a mini train shuttles kids down sidewalks, carolers sing, folks ride on the carousel and Ferris wheel and the holiday tree illuminates for the season.

Shopping and dining in Williamstown, with more nearby

Most shopping and dining options are in central Williamstown. “Williamstown has a lot of mom-and-pop restaurants,” Mellace says. Geets Diner brings a classic vibe, with a chrome exterior, a retro interior and a vast menu of American fare. Ash & Oak serves Italian favorites, while Dairy Fresh Ice Cream is a go-to for dessert. The Williamstown Farmers Market & Village Shoppes supplies traditional Pennsylvania Dutch items. “It’s a true old-fashioned Amish market,” Mellace says. “You can get just about anything, from homemade dolls to donuts. They even have a butcher where you can get freshly cut meat.” ShopRite, Dollar Tree and Wawa supply essentials. Danny’s Farm Market sells local produce and flowers, and a short drive down U.S. Route 322 leads to Walmart Supercenter.
Just outside Monroe, locals can find Aldi, Acme and Shop Rite grocery stores, as well as national retailers like Target, Lowe’s Home Improvement and PetSmart. The Gloucester Premium Outlets are about 10 miles north.

Easy access to Philly, Atlantic City and southern shore beaches

U.S. Route 322 cuts through the community. There’s easy access to the New Jersey Turnpike and Atlantic City Expressway. Philadelphia is about 25 miles away, and Atlantic City is about 40 miles away. Both have international airports. Several NJ Transit bus routes go through town, and Hammond's commuter train station is about 15 miles away. Southern shore beaches, like Cape May and Wildwood, are a roughly 70-mile drive. Jefferson Washington Township Hospital is about 5 miles away.
