A leafy suburb that's evolving with new subdivisions and a trendy restaurant scene
At first glance, Montclair South End might seem like a slower, more suburban version of Montclair proper. And while it’s true that large, historic homes on leafy lots are the main attraction here, many describe this neighborhood as quaint and small-townish, with a dedicated business district and plenty of parks. Plus, developers envision taking this suburb into modern territory with new businesses and new subdivisions of custom homes. Having only one main corridor, Orange Road, keeps this neighborhood intimately connected to the amenities that Montclair and Orange have to offer as well. As much as Montclair South End might have a slightly sleepier vibe, it’s not a remote place at all. Just to the east is Caldwell, which rocketed into pop culture awareness thanks to hit TV show “The Sopranos.” “Bloomfield Avenue connects Montclair with Caldwell,” says Daniel Buchsbaum, Realtor with Berkshire Hathaway. “That’s where you can go for a more walkable environment with shops and restaurants.”

Residents of Montclair South End caught a glimpse of things to come when The Collection was announced in 2019. The idea is to connect a suburban atmosphere with urban amenities and feel. This subdivision of custom single-owner homes off Pleasant Avenue, which feeds into Orange Road and whisks drivers up to happening Bloomfield Avenue. These four-bedroom modern traditional styles are over 3,500 square feet and have two-car garages, but with interior finishes and layouts that are more reminiscent of downtown condominiums. Prices range from $875,000 to $1.1 million. Historic colonial-influenced styles from the early 20th century sell in a lower price bracket, from $440,000 to $750,000. Some of these, like Dutch colonials, may have minimal side yards, giving the neighborhood a slightly more urban edge. Others have wider yards with trees and hedges, especially if the property happens to be more of a midcentury style, like a split-level home.

Montclair High is the stage for many films and TV shows
Top-rated public schools bolster the neighborhood’s reputation. Students can start at Nishuane Elementary, situated right next to Nishuane Park. This pre-kindergarten through second-grade institution earns an A from Niche. Hillside School, covering third to fifth grade, earns an A. Renaissance Middle earns an A-minus. Montclair High adds its own historic importance to the neighborhood: It was founded in 1886. In the modern age, the school has been chosen as a filming site for movies and TV shows. There are over 100 extracurricular clubs, and the school has an extensive arts department, offering dance, band, visual arts, vocal arts and performing arts. Niche awards the school an A-minus.

A trio of parks fulfills recreational needs, from festivals to sledding
One of the neighborhood’s standout amenities is the array of parks available. Canterbury Park on the south side is a scenic place with paved walkways shaded by large trees. There are also standard amenities like a playground, basketball courts, tennis courts and a soccer field. But other parts of the park come alive after a big snow, when residents from all over Montclair head there for sledding. Nishuane Park is a community gathering spot, especially when it hosts the Montclair Jazz Festival in the summer – billed as the largest jazz fest in the New York City area. But it’s also packed with athletic facilities, ranging from half a dozen tennis courts, ball fields, basketball courts, a swimming pool, a playground and a walking path. Glenfield Park is the furthest north and also the biggest of the three parks, totaling 20 acres. The park takes its name from a natural glen on site that provides a habitat for wildlife.

An inventive dining scene keeps this suburb lively
Small businesses based in Montclair South End include basic amenities like a barber, flower shop and medical offices. The dining scene, while similarly small, has been lauded for its inventiveness. A lot of it is based around the concept of a café and pursuing variations within that cozy genre. Places like Café Moso have people coming in from Montclair proper for a global menu, which serves everything from burgers to ceviche. In September 2024, the restaurant announced on its Instagram that it would close temporarily to regroup and reopen in 2025. Jefferson’s Café by Glenfield Park presents American soul food like fried catfish while Sankofa Café aims to bring a modern coffeehouse to the community with leather seats and checkerboard floors. Caribbean Touch brings island flair to the neighborhood with favorites like jerk chicken and oxtail. There's a Whole Foods Market on Bloomfield Avenue.

A relatively easy commute to Manhattan, whether by car or train
Getting around Montclair South End requires a car, and residents should be prepared for traffic. “Bloomfield Avenue is lively and has a lot of vehicle traffic, and so does Grove Street,” says Rhonda Myers, interim president at First Presbyterian Church of Verona. Orange Road, the central thoroughfare of the neighborhood, becomes Grove as drivers exit north. “Commuters can pick up the train in downtown Montclair, and there are bus stops along the way. It’s a relatively easy commute for those who work in New York City.”
Drivers can pick up state Route 7 in downtown Montclair and be in Manhattan in under an hour. The train ride takes a little under 90 minutes.
