Residents who live along Lake Norman's shoreline experience bucolic waterfront views and vibrant sunsets. The lake encompasses the counties of Mecklenburg, Iredell, Catawba and Lincoln and includes the towns of Cornelius, Davidson, Huntersville, Denver, Mooresville, Sherrills Ford and Troutman. "Homes along the shoreline are the most expensive in all of the surrounding towns," says Michelle Hovey, owner/broker at The Alexander Realty Group. Hovey lives in Davidson and constantly watches market trends.

Largest man-made lake in the state

From 1959 to 1964, Lake Norman was created as part of the Cowan's Ford Dam construction and is the state's largest artificial body of fresh water. It is 34 miles long, covers 32,750 acres with a shoreline of 520 miles, and attracts visitors from all over for its water recreation.

Estates on the lake

Most of the three-to-five-bedroom estates were built in the 2000s and sit on tracts of land that measure up to approximately 1/2 acre, many with waterfront views. Architecturally, the styles run the gamut from Cape Cod to contemporary. "We're also seeing modern farmhouse styles," Hovey says. Prices range from $338,000 to $4.9 million. The homes have garages, and the heavily wooded streets are narrow. There are no sidewalks. Many of Lake Norman's residents live within homeowner association communities.

Schools get high marks

Children may start their education at Lake Norman Elementary, known for its dual immersion classes. The school received an A from Niche. Brawley Middle School offers students an International Baccalaureate program and has an A-minus from Niche. Lake Norman High School has an A-minus Niche score.

Lots of recreation along the lake

Lake Norman State Park, on the northern shore, boasts the Itusi Trail, a nearly 31-mile mountain biking trail. It's also known for its sprawling camping sites. Park Lake, set off from the larger Lake Norman, offers quiet spots for fishing and paddling. Heron rookeries on two islands shelter over 25 great blue heron nests. There's plenty to do in the towns surrounding the lake. It can be a 4-mile drive via back roads to get to Memory Lane Motorsports and Historical Automobile in Mooresville. The museum features over 15 different types of race cars, from Soap derby drag cars to Winston Cup Stock and NASCAR cars. For wine tasting, residents can drive up to 15 miles via Interstate 77 to enter Davesté Vineyards in Troutman, the first winery in Iredell County.

Abundant shopping and dining options

Locals can get their necessities at ALDI, Costco and Sam's Club, and the Lake Norman area offers a variety of shopping experiences. There are small boutiques in Downtown Davidson, chain retailers at Birkdale Village and antiques at Oak Street Mill in Huntersville. There are also several farmers markets for fresh and organic produce, including the Davidson Farmers Market and Huntersville Grower's Market. There are three waterfront dining options—Hello Sailor, North Harbor Club Restaurant and Port City Club.

Head to Charlotte on I-77

Travel time to Charlotte can vary from 30 to 45 minutes, depending on where residents live on the lake; however, everyone needs to take Interstate 77 South to get there. Driving to Charlotte Douglas International Airport can take 20 to 40 minutes, depending on the starting location.
