The village of Mooringsport-Brian, known as Mooringsport, has a population of approximately 652 people for a quiet and tranquil lifestyle. “People move there because it’s a typical small town with some area on Lake Caddo, and all of the town is close to the lake,” says Realtor David Rollins who has 8 years of experience in the area and works with Century 21 Elite. With a rural feel — acres of undeveloped woodlands — the town hosts community events to create a lively atmosphere despite its absence of retail.
Affordable inland and expensive lakefront homes
Northwest of Shreveport, Mooringsport-Brian is composed of residential roads of single-family houses. While the village isn’t walkable, it has spacious yards for breathing room from neighbors. Most of the homes come with driveways and carports to protect vehicles from the weather. The home architecture includes ranch-style houses, cottages, new construction and lakefront properties with personal decks to overlook the water. Sales prices range from $136,000 for a ranch-style house to $745,000 for a custom-built lakefront home with a wraparound porch and a boat slip. “It's mostly affordable unless it's a nice lakefront property,” Rollins says.

Caddo Parish School District
Students in the area go to Caddo Parish Public Schools, which earns a B rating according to Niche. Schools include Mooringsport Elementary School, Herndon Magnet School for middle school, plus Caddo Parish Magnet High School. The elementary school has a C rating, the middle school earns a B-plus grade, while the high school has an A-plus rating on Niche. The high school features unique courses covering subjects from piano to archery.

Caddo Lake parks with water recreation
At Horace M Downs Park, residents can go fishing in Caddo Lake, go on hikes through woodland trails and have a picnic while overlooking the Caddo Lake Dam. “It’s a beautiful natural lake with moss hanging on cypress trees. It’s a great fishing and recreational park,” Rollins says. Drift Inn Landing is marina where people can launch their boats onto the water, go fishing or grab a bite to eat. People can also launch at the By The Lake Boat Ramp where they can see panoramic views of the Caddo Lake Historic Drawbridge, a local landmark built in 1914. For those who prefer dry land, Edwin Tuttle Currie Park has a ballfield, a basketball court and a swing set.

Limited retail
For groceries and discount goods, locals can go to the Dollar General in nearby Oil City. As previously mentioned, Drift Inn Landing has food as well as a marina. The eatery is best known for its burgers, which patrons can eat while watching boats glide across Lake Caddo. Otherwise, residents can make the drive to Ma and Pops, which serves comfort foods in a casual interior with booth seating.

About 18 miles from downtown Shreveport, residents of Mooringsport-Brian can easily commute to the big city via Louisiana Highway 1 by car since there’s no public transit in the area. As for a nearby hospital, locals can go to North Caddo Medical Center. Residents can also access the Shreveport Regional Airport for further travel from business trips to vacations.
