Sought-after custom and Mission Revival homes

Campolindo is a part of Moraga’s hot housing market. “Moraga has very low inventory, which creates a high demand,” Kimoto says. “There are usually eight to 15 available listings at a time; they get multiple offers and fly off the market. It’s always been like that. It’s a high-end area.” Campolindo’s wooded, hilly cul-de-sacs are lined with one and two-story homes built in the 1960s and 1970s. Styles include Mission Revival homes and custom designs. Prices range from about $1.7 million to $2.7 million, depending on the scope of renovations. HOA fees give homeowners access to Campolindo Cabana Swim Club, an outdoor neighborhood pool where kids can take swimming lessons. The Club’s swim team has set records for decades.

Outdoor recreation at Lafayette Reservoir

The serene Lafayette Reservoir recreation area has over 10 miles of hiking trails. Residents can access this network of trails from within the neighborhood at the end of the street called Paseo Grande. At almost 3 miles long, the paved Shore Trail encircles the reservoir. While no contact with the water is permitted because of toxic algal buildup, anglers can cast lines for bass and catfish from the pier. A state fishing license and access permit from the East Bay Municipal Utility District are required. Locals can also rent rowboats, use the barbecue grills and bring their leashed dogs.

Shopping, dining and entertainment within ten minutes of Campolindo

Ten minutes up Moraga Road, shoppers can choose from four grocery stores in Lafayette, including Diablo Foods. Lafayette Public House serves morning coffee, lunches and evening drinks. Getting around Moraga

County Connection buses stop at the neighborhood entrances along Moraga Road. They take passengers to St. Mary’s College of California, a private liberal arts institution, and the BART stations in the surrounding towns of Lafayette and Orinda. Campolindo is about a 15-minute drive from emergency care at Kaiser Permanente Walnut Creek Medical Center. Oakland International Airport is about 35 minutes away via California State Route 24.

A challenge for homeowners

The wildfire risk is not extreme in Campolindo. Still, “Insurance companies are dropping people,” Kimoto says. “That would be the big challenge – being able to get affordable insurance. If you ask anyone around there, they’d say, yup, that’s true.”
