Classic suburban comforts 2 miles from downtown Morgantown
South Hills is as close to suburbia as Morgantown gets. The city’s signature hills are still present, though here the roads are wider, the properties are larger and a lack of foot traffic and major throughways gives the neighborhood a secluded feel, even if it’s only 2 miles from downtown. Many homes here date back to the 1960s and ‘70s and come with yard space and a driveway, both rarities in Morgantown. People here enjoy nearby parks and trails, and shopping and dining options are a short drive away.

More yard space, square footage than most of Morgantown
People move to South Hills for square footage and privacy close to the city center. Like all of Morgantown, the neighborhood is hilly, but there’s a better chance of finding a driveway and usable yard space here than in places such as First Ward or South Park. The area has ranch-style builds, split-levels and New Traditionals built between the 1950s and the 1990s. “It’s a neighborhood where many of the homes are starting to see that age and are starting to be renovated,” says Wesley Haynes, a local resident and Realtor with Blue Sky Realty. “Many of the homeowners in South Hills are doing things to upgrade and fight the aging.”
Closer to Greenmont, there are a handful of homes from the early 1900s that sell between $125,000 and $200,000. Otherwise, properties here start at $250,000 and taper off around $500,000. Large, custom homes with four or five bedrooms are the exception, reaching up to $750,000.
New Traditional homes stand out along the hillsides in the quaint neighborhood of South Hills.

New swimming complex coming to Marilla Park
South Hills encompasses Marilla Park, home to forested walking trails, a skate park and tennis courts. In 2025, the park will have a new public pool, complete with a lazy river and two water slides. Access to outdoor recreation is a major perk of life in Morgantown. From Marilla Park, locals can follow the mixed-use Deckers Creek rail trail to the Friends of Deckers Creek Outdoor Learning Park, which hosts educational events such as Save The Frogs Day. In the opposite direction, the trail leads downtown to Hazel Ruby McQuain Park.
Remote workers who have active outdoor lifestyles may consider applying to Ascend WV, which offers $12,000 over two years to help establish residency in certain West Virginia communities. The competitive program prioritizes applicants who will take advantage of the state’s wealth of outdoor recreation. “You don’t have to be a pro mountain biker to be accepted, but somebody who is interested and wants to learn and engage with that, that’s what we’re really looking for in our applicants,” says Paris Winfrey, assistant director of Ascend WV and a Morgantown resident.
Marilla Park has many amenities including tennis courts and a skate board park.
Many joggers in the South Hills take advantage of near by trails like Deckers Trail.

Highly rated Monongalia County schools
Kids here begin at Mountainview Elementary, which has an A-minus from Niche. The school has a renovated library with new carpeting, lighting and furniture for lounging with a good book. Students continue on to South Middle, which also earns an A-minus, then Morgantown High. Niche gives the school an A and ranks it the No. 1 high school in West Virginia.
The downtown campus of West Virginia University is about a 3-mile drive from the neighborhood. Students typically live closer to the school, which gives South Hills a quieter, more family-oriented atmosphere.
South Middle School has an overall rating of an A- on Niche.
Morgantown High School has 1859 students in grades 9-12.

Brockway Avenue nearest major thoroughfare
It’s easier to have a car in South Hills than in most other parts of Morgantown, thanks to the neighborhood’s wider streets and driveways. This is especially helpful since there is no public transit in the neighborhood, and sidewalks are nonexistent. South Hills doesn’t have any major throughways within the neighborhood, which contributes to an overall quiet feel. Brockway Avenue puts commuters 2 miles from downtown and 4.5 miles from major employers such as Ruby Memorial Hospital.
The South Hills neighborhood has areas of green space and trees in this hilly area.

Shopping and dining in nearby Sabraton
Residents head outside the neighborhood for shopping and dining, though they don’t have to travel far to reach some of Morgantown’s most beloved establishments. The original location of Mario’s Fishbowl is only a 2-mile drive. The down-to-earth pub serves comfort eats and beers served in the titular fishbowl, a large, rounded glass. More dining options line Earl Core Road in Sabraton, including Sweet Southern Smoke BBQ and Sabraton Station, which hosts live music on Saturdays. For groceries, the same road features an Aldi and a Kroger.

Balloons Over Morgantown marks the start of fall
Each October, Morgantown residents welcome the start of fall through Balloons Over Morgantown, a launch of more than a dozen hot air balloons from Morgantown Municipal Airport. A recurring favorite is Pig Headed, a bright pink balloon adorned with ears and a snout.
