Investment properties and turnkey homes in Wiles Hill-Highland Park
“Wiles Hill is a nice, quaint and more established community,” says Melissa Hornbeck, associate broker with Old Colony Realtors and the 2023 West Virginia Association Realtor of the Year. “It’s close to campus and downtown, appealing for students and first-time buyers.” Many college students live in dormitories and apartments that lead to the neighborhood’s hills, which are densely populated with single-family homes. Investment properties and turnkey homes primarily date from the 1890s to the 1960s, with styles including American Foursquare, Queen Anne, Cape Cod and ranch — sometimes raised to accommodate the sloped landscape. Prices typically fall between $120,000 and $300,000, below the Morgantown median. Homes are closely arranged here, though backyards are often large enough for an entertaining deck or small pool. According to Risk Factor, the neighborhood’s two creeks — Popenoe Run and Falling Run — may flood during storms, increasing the risk to homes along the water.Wiles Hill Community Center a hub of activity
Wiles Hill Community Center sits in the heart of the neighborhood, the only city-operated center of its kind within Morgantown. Residents here can walk to fitness and arts classes, browse a market of local vendors or take advantage of newly installed gym equipment. The center’s arts studio, Studio 287, offers drop-in hours and pottery workshops for varied skill levels; "No experience is necessary — just come, be creative and socialize," says Bree Starsick, division manager of marketing and communications for the Board of Parks and Recreation. Amateur artists can draw inspiration from exhibits of local artists in the Debora D. Palmer Gallery, named for a Morgantown artist who has several public works around the city. Kids enjoy the playground, open green space and basketball court, while seniors have their own roster of fitness classes to choose from, including yoga, ballet and tai chi. "The community center serves as the glue for the local community," Starsick says. "It’s a place that brings people together, supports diverse interests, and strengthens community bonds."Proximity to WVU is a draw
Many students and employees of West Virginia University choose Wiles Hill-Highland Park for its proximity to university buildings both downtown and along the river in Suncrest. The school enrolls more than 25,000 students within Morgantown.Children here attend Suncrest Elementary, Suncrest Middle, then Morgantown High. Each school receives an A from Niche. Teens at Morgantown High can take ACT and SAT preparation classes and participate in a wide range of extracurricular activities; The school’s marching band has performed at the Macy’s Thanksgiving Day Parade.
The Ruby Summer Concert Series draws big acts
Residents here don’t have to travel far to reach downtown attractions and events. Between May and November, the Morgantown Farmers Market opens only a mile from Wiles Hill-Highland Park. Warm weather also brings the city’s Ruby Summer Concert Series, a series of 12 free concerts held on the waterfront Ruby Amphitheater. The 2024 lineup includes an ABBA tribute act, the Steep Canyon Rangers and the Plain White T’s.Quick access to downtown and WVU medical center
Homes and apartments closer to the river tend to have more walkability. Downtown is less than 2 miles away, and WVU Medicine's Ruby Memorial Hospital is a mile-and-a-half north. The complex includes a children’s hospital, emergency room, general hospital and other specialty clinics. U.S. Highway 19 is easily accessible, as is the Morgantown Municipal Airport 3.5 miles to the east. Public transit is limited within the hills, though there are a few stops along Stewart Street.A short drive to Suncrest Town Centre
On weekdays, locals can stop by Eureka Café, a health-conscious restaurant within the Wiles Hill Community Center. Other casual spots are dotted near student housing along University Avenue, including Bombay Indian Grill, offering an extensive menu for both dine-in and takeout.Wiles Hill-Highland Park is a mile and a half from Suncrest Towne Centre, an outdoor shopping mall with a Kroger, retailers like Loft and Chico’s and an eclectic array of casual and sit-down restaurants. Pies and Pints is an especially popular chain known for unexpected pizza toppings — the Thai pizza features shrimp and curry sauce — and craft beer.
Steps from Mountaineer Field
The neighborhood is adjacent to Mountaineer Field at Milan Puskar Stadium, where West Virginia University’s football team draws thousands on game days. Though locals can sometimes expect greater traffic and cheering fans, Hornbeck says living by the stadium is far from a nuisance. “There are only six or seven home games a year,” she says. “It’s an obstacle that’s easy to overcome.”
