Single-family homes near West Virginia University
Situated on the bend of the Monongahela River, Wiles Hill-Highland Park blends a youthful energy with an older housing stock. The Morgantown neighborhood forms a bridge between West Virginia University’s (WVU) main and downtown campuses, forming a hilly landscape of single-family homes near a hub of apartments, dormitories and other emblems of college life. This varied scene reflects the diverse lifestyles Wiles Hill-Highland Park accommodates; residents can spend the day tailgating at Mountaineer Field or throwing clay at the community center. Either way, people here make the most of their central location.

Investment properties and turnkey homes in Wiles Hill-Highland Park
“Wiles Hill is a nice, quaint and more established community,” says Melissa Hornbeck, associate broker with Old Colony Realtors and the 2023 West Virginia Association Realtor of the Year. “It’s close to campus and downtown, appealing for students and first-time buyers.” Many college students live in dormitories and apartments that lead to the neighborhood’s hills, which are densely populated with single-family homes. Investment properties and turnkey homes primarily date from the 1890s to the 1960s, with styles including American Foursquare, Queen Anne, Cape Cod and ranch — sometimes raised to accommodate the sloped landscape. Prices typically fall between $120,000 and $300,000, below the Morgantown median. Homes are closely arranged here, though backyards are often large enough for an entertaining deck or small pool. According to Risk Factor, the neighborhood’s two creeks — Popenoe Run and Falling Run — may flood during storms, increasing the risk to homes along the water.

Wiles Hill Community Center a hub of activity
Wiles Hill Community Center sits in the heart of the neighborhood, the only city-operated center of its kind within Morgantown. Residents here can walk to fitness and arts classes, browse a market of local vendors or take advantage of newly installed gym equipment. The center’s arts studio, Studio 287, offers drop-in hours and pottery workshops for varied skill levels; "No experience is necessary — just come, be creative and socialize," says Bree Starsick, division manager of marketing and communications for the Board of Parks and Recreation. Amateur artists can draw inspiration from exhibits of local artists in the Debora D. Palmer Gallery, named for a Morgantown artist who has several public works around the city. Kids enjoy the playground, open green space and basketball court, while seniors have their own roster of fitness classes to choose from, including yoga, ballet and tai chi. "The community center serves as the glue for the local community," Starsick says. "It’s a place that brings people together, supports diverse interests, and strengthens community bonds."

Steps from Mountaineer Field
The neighborhood is adjacent to Mountaineer Field at Milan Puskar Stadium, where West Virginia University’s football team draws thousands on game days.
