Space, peace and convenience just 40 miles east of Downtown Cincinnati
Forty miles east of Cincinnati via Ohio State Route 32 lies increasingly bustling Mt. Orab, which was incorporated in 1880 and is the largest village in Green Township. “It’s a longer commute to a big metropolitan area than some would like, but the road systems are good,” Mark Jordan, a Realtor with Coldwell Banker Realty, who has sold more than two dozen homes in the area, says. “And the taxes in Brown County are relatively low, compared to counties to the west, which is always attractive to homebuyers.” Residents of Mt. Orab love the peaceful streets and low cost of living, but the rural feel of the village is shifting as more people move to the area. “We’re ready for the growth, and we welcome it,” says Mayor Joe Howser. “You just don’t want too much at one time.” With the area's popularity, “there is a good amount of new-build communities being built in Mt. Orab,” Emily Foebar, a Realtor with RE/MAX Preferred Group, says. “We have a pretty diverse area. People love the space and neighbors not being on top of you. It’s peaceful without feeling isolated from all the amenities.”

Ranch-style, bungalows and contemporary homes on large lots of land
The real estate market in Mt. Orab is very competitive, with limited inventory and increasing demand creating challenging conditions for prospective buyers. “Inventory is very low, and home prices continue to be surprisingly high,” Jordan says. “It’s crazy that what used to be a $150,000 home not that long ago is now a $200-$250,000 home.” Like the population, home construction has ballooned in Mt. Orab since 1990. There are pockets of ranch-style and bungalow-style homes, but much of the housing is more contemporary, and there continues to be a lot of new construction. Prices range from $40,000 for a ranch-style home needing a complete renovation to $1.7 million for a spacious home with 170 acres of land. In Mt. Orab, most homes are well-maintained, many residential streets have sidewalks, and much of the landscaping is immaculate. “There is pride of ownership that you can plainly see,” Jordan says. As for Crime, Mt. Orab received a Crime Score of 2 out of 10 from the CAP Index, lower than the national average.

From Mt. Orab Park to East Fork State Park nearby
Set amid a leafy suburban backdrop, Mt. Orab Park is where the community comes together. The park has a paved walking trail for some light exercise and benches and picnic tables for rest. There is a modest playground to keep young children busy on a warm summer day. Also located inside the neighborhood is the Grant Lake Wildlife Area, an excellent place for residents to get out on the water, whether they want to fish or go kayaking. The lake also has a trail perfect for those looking to get in touch with nature. West of Mt. Orab is the East Fork State Park, which has seemingly endless activities for outdoor enthusiasts. Those looking to get a workout in can hike or mountain bike the trails or swim at the state park’s beach. The park is also popular for those who enjoy hunting and fishing.

From margaritas at Mi Camino Real to burgers at Butterbee’s American Grille
There are little business districts along West Main and South High streets, but the primary commercial center is at the interchange of U.S. Route 68 and Ohio State Route 32. “Mt. Orab is a busy little town that had the foresight to do a lot of planning,” Jordan says. “They’ve got car dealerships, a Kroger Superstore and fast food galore out there.” Tucked away behind a modest storefront in a nondescript strip mall, Mi Camino Real is an authentic Mexican restaurant that locals love. “They have friendly service and are always happy to see you,” Foebar says. “I’ve never had a bad experience there. They have large margaritas.” When it's time to catch the game, Butterbee’s American Grille is a Cincinnati favorite for its burgers and variety of meat entrees. Those looking for the consistency of a chain have their choice between Domino’s, McDonald’s, Wendy’s, Starbucks and many more. Kroger is located off U.S. Route 68, making it a convenient spot for residents to whittle down their grocery lists.

Students attend the Western Brown Local School District
Families with children in Mt. Orab are served by the Western Brown Local School District, which earned a B-minus grade from Niche. Kids can start their education at Mt. Orab Elementary School, graded B-minus overall, including an A-minus for its teachers. The school has an early learning preschool for the youngest learners and a Head Start program. Also graded a B-minus, Mt. Orab Middle School conducts regular field trips to places like the Cincinnati Nature Center and the aquarium. Western Brown High School is graded C-plus by Niche and features activities like student government, school newspaper, Spanish club and environmental science club.

The Cincinnati/Northern Kentucky International Airport is 47 miles away for those looking to catch a flight.
