Park West is a big neighborhood that feels more like a small town. The master-planned Mount Pleasant community was initially developed in the late 1990s with family living in mind. By design, parks and playgrounds are within walking distance of each home, and sought-after schools are within biking distance. “The school district is the big draw,” says local Kimberly Ritter, a Realtor with Carolina One Real Estate. “And there are trails that take you all the way to the schools, so kids don’t have to bike on main roads.” Options for shopping, dining and medical care are also right in the neighborhood. “Once people get in there, they stay,” Ritter says. “They just upgrade or downsize to a new house in the neighborhood.”

Annual fees and flood insurance are common homeowner costs
Park West's 29 subdivisions were built by various contractors. They offer a variety of property types and styles, from Minimal Traditional starter homes to sleek, contemporary multimillion-dollar mansions. Prices begin with condos, duplexes and townhouses in complexes as varied as The Battery, Madison, The Gates and Preston. These multifamily units range from around $243,000 to just about $740,000. Houses span a much broader range. Roughly, most fall between $510,000 and $1.6 million, while those on corner lots, with private docks or other sought-after features list higher, selling from around $1.5 million to a little over $2.6 million. Residents are required to pay annual fees to the master association and their subdivision’s homeowner’s association. The community has multiple special flood zones, so many homebuyers need flood insurance for a federally backed mortgage. Hurricane season – from June to November – is another factor to keep in mind. Hurricane Helene was a deadly storm that hit Mount Pleasant with high winds and flooding in 2024.

According to Niche, Charleston County School District is the best district in the area, with an A grade. It offers school choice. Neighborhood kids can attend pre-kindergarten through second grade at Laurel Hill Primary (B-plus), before going to Charles Pinckney Elementary (A) for third through fifth grades, Thomas C. Cairo Middle (A) for six through eighth grades and Wando High (A) to finish out to finish their K-12 education. Home of the Wando Warriors, the high school is known for its robust extracurricular activities, from varsity sports teams and fine arts programs to volunteer work and social clubs.

“All of Park West’s amenities – the pools, the tennis courts, the racquetball courts – are included in the HOA,” Ritter says. Recreational facilities are throughout Park West, connected by paved pathways that folks walk, jog, bike and golf cart on. The Tennis Center has courts on the neighborhood's west side, right by the community pools. Down the road, the Park West Recreation Complex is a magnet for local athletes and a center for youth sports programs. Facilities include a playground, a swimming pool, ballfields, sand volleyball courts and a fishing lake. Anglers can also cast lines at the Park West Crab Dock, jutting 60 feet across Lowcountry marshes to overlook still water and green cordgrass. Nearby, Laurel Hill County Park offers miles of running trails and almost 650 acres of natural scenery.

Park West residents don’t have to leave the neighborhood to find the closest dentist, family practitioner, pharmacy or grocery store. The shopping centers lining Park West Boulevard, near the community’s main entrance, have various medical offices, a bank, Publix and local restaurants like the family-owned Carmen y Juan. Park West Boulevard also connects to Stockdale Street/Park Avenue Boulevard, which leads drivers to Costco, about a couple of miles away.

Charleston International Airport is a little over 20 miles away from Park West, and the closest emergency room is within a few miles at Roper St. Francis Mount Pleasant Hospital.
