Wetlands and good schools

Half of Rifle Range is small landmasses carved up by wetlands and inlets along the Sullivan Narrows, which separates Sullivan Island from inland Mount Pleasant. This expansive natural boundary between the barrier islands and the mainland shields Rifle Range from floods and overdevelopment. This area produced Cassina tea for many years, a history reflected in the names of some of Rifle Range's subsections. The neighborhood was named after a World War I rifle range that once took up much of its land. Decades later, residential development took over.

A lot of options

"It's all about location, location, location," says Sarah Gipe Yandle, a Carolina One Real Estate sales associate. "You're buying in some areas along Rifle Range Road where the homes or lot sizes may be smaller, but you find value in paying for accessibility." Buyers will find ranch-style homes over $500,000 on Rifle Range's western edge. Colonials surrounded by mature foliage, new custom builds, and elevated Coastal-style houses with double-decker porches run anywhere from $900,000 to $2 million. "It's really a mixed bag," Yandle says. "No matter what you're looking for, there's something for every buyer along Rifle Range Road."

Rifle Range residents have the luxury of being within 3 miles, east or west, of big-box grocers and stores. Harris Teeter and Publix are in the community. There are also charming local and regional eateries like Second State and Steel City Pizza. Roundabouts keep traffic flowing along the thoroughfare, making Rifle Range Road less congested than nearby Highway 17. Mount Pleasant Towne Centre is a sprawling commercial area on the edge of Rifle Range. A-rated schools

Students on the eastern side of Rifle Range can walk to and from classes at Mamie Whitesides Elementary School, which received an A rating from Niche. Laing Middle School, known for its rigorous magnet program for STEM education, also received an A. Lucy Beckham High School, which received a B on Niche, is the only school in South Carolina to offer veterinary science courses in its career education department.

A future park and a marshy walk

Plans are underway to develop an expansive park along Rifle Range Road, connected to Mount Pleasant Way. The design includes a gym, multipurpose fields, tennis, pickleball and volleyball courts, a playground, trails and a boardwalk along pre-existing wetlands. Developers have yet to provide an exact timeline for when the project will be completed. Residents may now enjoy pocket parks, sports courts and swimming pools in various subdivisions. The Marsh View Trail is partially paved and shaded by mature trees. The trail leads into marshlands and a butterfly garden.

3 miles from the ocean

In warm weather, residents can reach Isle of Palms beaches in a 3-mile drive across the Isle of Palms Connector or Sullivan's Island via Ben Sawyer Boulevard. "A lot of people are moving from out of town to the Charleston Peninsula and the barrier islands," says local acupuncturist Chad Houfek. Mount Pleasant neighborhoods like Rifle Range are relatively unknown to out-of-state home buyers, but that's beginning to change.
