A competitive market
Elevated Coastal-style homes, custom builds, and bungalows are among the most popular housing styles here, but with several subdivisions, there’s a sizeable range of styles and prices. The houses are set on lots at or above a quarter-acre, enveloped by live oaks and palm trees, and usually have paved driveways or one- to two-car garages. More lavish exterior features may include in-ground pools, lake or marsh front views and private dock access. Landlocked homes typically start around $850,000. Buyers looking for a view of the surrounding waterways will see prices climbing between $1 and $2.6 million. The Seaside market is competitive, and homes tend to stay on the market for less than a month. “There’s not much turnover because people will buy a home at a lower cost and move up in the neighborhood to a larger, more expensive home,” Rogers says. “Once you’re in, you don’t want to leave.” Amenities vary between subdivisions, from boat launches to swimming pools, tennis courts and walking trails.

STEM partnerships
Mamie P. Whitesides Elementary School is just outside the neighborhood along Rifle Range Road. Niche gave it an A grade. Laing Middle School of Science and Technology also has an A rating from Niche. Lucy Garrett Beckham High School received a B. The school is housed in a new building on a 44-acre campus. It is renowned for its STEM magnet program involving partnerships with area organizations, including the Medical University of South Carolina, for which Beckham students helped create modified toy vehicles for children living with mobile disabilities.

Isle of Palms is the place
When asked what his favorite thing about living by the coast in Charleston is, local acupuncturist and dad Chad Houfek replies with two words: “The beach.” True enough, when schools are let out for summer, it seems like kids, their parents, and everyone else in Seaside head to the sandy shores on the Isle of Palms. The Isle of Palms Connector edges Seaside, so a quick three-mile drive crosses the Copahee Sound to enter the island. A short boardwalk connects the coastline to the Isle of Palms County Park, with a playground and volleyball courts on a sandy surface.

Shopping and entertainment are concentrated in two areas in Seaside, The Shoppes at Seaside Farms on the northeastern side of the neighborhood and Mount Pleasant Towne Centre on the northwestern side, both reachable by foot, bike or golf cart. In The Shoppes at Seaside Farms, there’s a Harris Teeter, a Target, local boutiques like Stagecoach and The Brass Monkey. The Crafty Draught serves dozens of beers on tap. Larger retailers and restaurants like Lowes, Palmetto Moon, Belk and Old Navy line the walkways around Mount Pleasant Towne Centre. Locals frequently stop by SAVI Cucina, known for its wine and pasta pairings. The Regal Palmetto Grande movie theater is also here.
