Mount Pleasant offers small-town charm, surrounded by mountains
Located on Route 89 between the Wasatch and Sanpete mountains, Mount Pleasant is a small community with great proximity to outdoor recreation. “For the most part, you can get great views of the mountains,” says Stephanie Bagley, a Realtor at Berkshire Hathaway HomeServices with more than 7 years of experience. “There’s lots of hiking, camping and hunting.” Initially settled by Mormon pioneers, the town maintains a close-knit vibe with several locally owned businesses on Main Street and annual events like the Hub City Days Rodeo. Mount Pleasant is also well known for Wasatch Academy, a highly rated private boarding school in the center of town.
Large lots, including some equestrian properties
Grid-style streets in Mount Pleasant are typically wide and without sidewalks. Near the community’s center are more Victorian and Craftsman cottages, while midcentury ranch-style homes and New Traditional bungalows make up the rest of the inventory. Lot sizes usually start at a quarter-acre, and many properties around the outskirts of the community have small hobby farms or equestrian stables. “It’s very cost-effective,” Bagley says. “There’s even special USDA loans that can be used in this area for rural housing.” Homes in Mount Pleasant don’t go on the market often, then sell after an average of 84 days. According to a Homes.com calculation, which uses a combination of estimated data, the average home value in the community was about $400,000 in mid-2025. The area is under moderate risk of wildfires, according to the Utah Division of Forestry, Fire & State Lands, and the Mount Pleasant Fire Department serves the community.
Indoor and outdoor sports facilities, camping in the Sanpete Mountains
Mount Pleasant City Park is the central gathering spot in the area. The park has several playgrounds and a nine-hole disc golf course. The park also hosts baseball and T-ball youth sports leagues, and the Mount Pleasant Recreation Center has fitness classes and an indoor basketball court. Across the street from the rec center, the Mount Pleasant City Aquatic Center’s indoor pool is open year-round. Farther east, in the foothills of the Sanpete Mountains, there are several campgrounds, including Power Plant Park, and miles of trails for off-roading through the Arapeen OHV Trail System.
Annual rodeo takes place in July
The Hub City Days Rodeo is an annual tradition that takes place in July at the Mount Pleasant Rodeo Grounds. The celebration spans two days and includes barrel racing, pole bending and a wild-cow milking contest.
Local public schools and the private Wasatch Academy
Mount Pleasant Elementary earns a B-minus from Niche, while North Sanpete Middle earns a B. The C-plus-rated North Sanpete High offers more than 30 career technology education pathways, including agricultural mechanics, welding, web development and health science. Mount Pleasant is also home to the A-rated Wasatch Academy, Utah’s only college preparatory boarding school. The academy is known for its equestrian and snow sports programs, as well as a robust selection of engineering, robotics and rocketry courses.
Local restaurants, markets and a drive-in movie theater
A small downtown district lines a few blocks of Main Street, with local shops like Farmers Floral and restaurants like Rodger’s Dairy Freeze, which serves burgers and milkshakes. Other locally owned favorites include casual eateries like La Casa Del Fogon Mexican Grill. Besides restaurants, Basin Drive-In Theatre has limited showings throughout the week for new releases. Terrel’s Market is the main grocery and retail option. Though there aren’t many major retailers nearby, there’s a Walmart about 15 miles away in Ephraim.
Route 89 connects to Salt Lake City
Route 89 runs through town, leading less than 60 miles to Provo and about 100 miles to Salt Lake City and Salt Lake City International Airport. Intermountain Health Sanpete Valley Hospital, on the community's south side, is the main medical center in the area.
