Cascade View embraces relaxed suburbia in the middle of the city. Mountlake Terrace has expanded to include new housing developments and updated transportation routes, like a Sound Transit light rail. City planners expect growth to double in the next 20 years - a rapid increase compared to other Snohomish County cities like Lynnwood and Edmonds. Modern amenities are turning the traditional Cascade View community into an eclectic mixed-use neighborhood in one of the fastest-growing cities on the north side of Seattle. "It has affordable housing with good lot sizes, and it's in the Edmonds school district," says Tiarrah Rintamaki, an area local and real estate broker at Keller Williams Greater Seattle. "It's desirable for first-time homebuyers and people starting their families."
New Traditional homes have started to pop up in subdivisions in the Cascade View neighborhood.

Eclectic layout with newer homes, condos and townhouses
This community has various architecture, modest lot sizes and newer subdivisions. It features New Traditional, Craftsman and ranch-style homes. Single-family home prices range from $450,000 to $1.4 million. Properties under 2,000 square feet usually cost between $450,000 and $1 million, while homes over 2,000 square feet, built after the early 2000s, cost approximately $1 million to $1.4 million. Condo prices fall between $300,000 and $500,000, while townhouses go for $500,000 to $750,000. "There is a variation of newer townhouses and older homes, which are getting added onto," says Rintamaki. "Many smaller homes are in the affordable buyer range, which is under $900,000 in our area."
Properties on the neighborhood's west side, located along Interstate 5, may experience more traffic noise.
Different architectural styles in Cascade View include Craftsmans and New Traditionals.
Craftsman homes are abundant in the Cascade View neighborhood, and some have multiple garages.

Impressive programs and B-rated schools in the Edmonds School District
Mountlake Terrace Elementary School earns a B-minus grade from Niche. It has modern facilities built in 2018 and offers a Spanish dual-language program. Brier Terrace Middle School has a B-plus, and its music program has a jazz band, percussion ensemble and orchestra. Located in Cascade View, Mountlake Terrace High School also receives a B-plus, with STEM pathways, such as aerospace engineering and biotechnology. "People like that Brier Terrace feeds into the district's designated STEM high school," Rintamaki says.
Cascade View students can head to Brier Terrace Middle School before going off to high school.

Sports fields, dog park and recreation on Lake Ballinger
Matt Hirvela Bicentennial Park is a local green space with a playground and paved walking trail bordered by old-growth trees. There are athletic facilities at the Evergreen Playfield, such as tennis courts, a turf soccer field and a baseball diamond. Mountlake Terrace Off-Leash Dog Park is a shady, fenced-in wooded area with park benches and water fountains for dogs. About 3 miles south, Ballinger Park features a picturesque fishing pier on Lake Ballinger and a boat launch for paddleboarding. The Mountlake Terrace Transit Center is about 2 miles south. It offers Community Transit, Sound Transit and King County Metro bus routes. The transit center is also a Sound Transit light rail station, connecting passengers to cities such as Shoreline and Lynnwood. The nearest emergency room is the Swedish Edmonds Campus, about 2 miles west on 76th Avenue. Downtown Seattle is roughly 15 miles south on Interstate 5, and Edmonds is about 4 miles west. "It's more commuter-friendly because it's right off the I-5 corridor," Rintamaki says. "It's near Edmonds, which has a park-and-ride, a light rail and diverse restaurants." The Seattle-Tacoma International Airport is approximately 30 miles south.
