Just six miles southwest of Lancaster, the Donerville neighborhood has a small-town feel. Those seeking a quiet retreat from the crowded areas of southeast Pennsylvania may find it in this neighborhood of subdivisions, rolling hills and acres of cropland. Part of the Mountville borough, Donerville is bordered by Highway 30 to the north and Charlestown Road to the south. Drivers on the winding country roads should not be surprised if they encounter an Amish horse-and-buggy trotting along. The community serves as a dividing line between suburban Lancaster and rural farmland. “It’s a beautiful and picturesque area with lots of winding country roads and farm stands,” says Jen Owens, venue manager for The Mill at Manor Falls, an area wedding spot. Lancaster County is known as “the Garden Spot of America” and is known for its sprawling farmlands. Homebuyers seeking a retreat from crowded cities may find it in this neighborhood of rolling hills and farmland.
Townhouses and colonial homes
Homes in Donerville can be found nestled together in neat subdivisions or spread acres apart on rural byways. “The housing market here is moving quickly. Most homes are only on the market for a few days and receive multiple offers,” says Tyler Stoltz, a Berkshire Hathaway HomeSale Realty sales associate. While there are several 19th-century homes in the neighborhood dating from the area’s earliest days as a railroad station stop, colonial-style homes are most common here, but there are other varieties, too. Townhouses, Cape Cods and ranch-style houses are also popular. Prospective homebuyers can expect to pay between $270,000 and $400,000 for a three-bedroom townhouse. A two-story colonial-style home with four bedrooms can sell anywhere between $475,000 and $730,000. Donerville ranks a 3 out of 10 on the CAP Index crime score, slightly lower than the national average of 4.

Donerville’s small-town atmosphere does not mean the community lacks perks and entertainment. Manor View Park is a 3-acre green space with a playground, walking trails, an open play area and picnic pavilions. Kids can beat the summer heat at the Mountville Swimming Pool. One area venue, Field of Screams, may be the largest haunted attraction in the U.S. “The place is a rite of passage for many high school kids,” says Tyler Stoltz. “And it is packed from September through November. People come from as far as Philadelphia and Washington, D.C. to go there.” When the weather gets cold and rainy, locals head indoors to the Leisure Bowling and Golf Center off Columbia Avenue to try their luck with the alleys and pins. Just three miles away, Conestoga Country Club offers an 18-hole, par 70 course that beginners and experienced golfers alike enjoy. The club also features a dining room, pub and swimming pool.
Shopping and dining options
For a rural area, there are plenty of shopping and dining choices. Columbia Avenue runs through the middle of the community; the thoroughfare is lined with small businesses and retail merchants like Veleska Jewelry and Super Shoes. Just outside the area in nearby Rohrerstown, Lime Spring Square is home to Aldi and Lowe’s. Country Barn Market on Donerville Road offers an array of locally grown produce and baked goods. Diners can choose between seafood dishes at the Chesapeake Crab Connection and Italian food at Pasta Plus, or for a special night out, they can enjoy dinner and a play at the Dutch Apple Dinner Theater.

Culture, music and balloons
Donerville residents can head to Lancaster City’s Penn Square in August for Celebrate Lancaster. This annual festival showcases the city’s unique culture and includes food trucks, live music and activities for kids and grownups. From May to September, Lancaster City hosts Music Friday on the third Friday of the month, with singers and bands, food trucks and good times. In September, people from all over Lancaster flock to Bird-in-Hand, Pennsylvania, for the annual Lancaster Hot Air Balloon Festival. Attendees can enjoy the live music and food vendors as they watch the majestic, colorful balloons soar into the sky above.

Students can begin their public education at Central Manor Elementary School, which serves kindergarten through sixth grade. The school has a 16-1 student-teacher ratio and an A-minus rating from Niche. Manor Middle School scores an A-minus and has a 15-1 student-teacher ratio. Penn Manor High School also has an A-minus rating and has a 17-1 student-teacher ratio. The high school holds an annual Drive Your Tractor to School Day to support National Agriculture Week. Students drive the tractors—most of them are used on family farms—to school so other students can learn about the machines and farming. Hundreds of families in the school district are farmers or are otherwise involved in the agriculture industry. “One of the biggest draws in this area is the school districts,” says Stoltz.

Transportation
This is a car-dependent neighborhood. Donerville is 6 miles from downtown Lancaster via State Highway 462. Commuters will find that Baltimore and Philadelphia are both about 80 miles away. Lancaster Airport is 11 miles away, and the trip to Lancaster General Hospital is 6 miles. There is no bus service in most of the community.
