Once an industrial center with several manufacturers, the northside neighborhood of Granville became residential after factories began closing in the 1970s. Nowadays, Granville's quiet streets and cost-effective homes draw first-time homeowners, investors and buyers looking to downsize while staying close to Muncie's main hubs for shopping and dining. "Granville has direct access to downtown Muncie as well as to McGalliard, so being able to traverse that area makes it a lot more attractive," says Rich Lee, associate Realtor with Re/Max Real Estate.

Downtown Muncie and McGalliard Road are within a short drive

Nearly all of Muncie's shopping and dining is within a five-minute drive of Granville. Walnut Street leads to the heart of downtown and has some of the city's best eateries, including Vera Mae's Bistro and Ron Lahody's Trust Your Butcher Steakhouse. Heorot, a beloved pub in the heart of Muncie, evokes the legendary mead hall from "Beowulf," after which the tavern is named. Casa, another downtown favorite, is known for sizzling fajitas and margaritas.McGalliard Road serves as Muncie's retail and restaurant corridor and the neighborhood's northern border. The bustling thoroughfare has a full menu of fast-food franchises restaurants and casual sit-down spots like Chili's and Olive Garden. Aldi, Fresh Thyme Market and Pay Less are also on the strip. "It was really a nice avenue going to the Muncie Mall when it was prosperous," Lee says. Over the years, several stores left the once-bustling mall; about 20 remain. Target and Muncie Plaza, which has big-box stores like Old Navy and Kohl's, are adjacent to the mall.

Small single-story homes popular with buyers and renters

Midcentury bungalows and ranch-style homes are prevalent in Granville, but buyers can find the occasional Cape Cod or two-story home. Many residents have lived in the neighborhood for years, though the area now has an even mix of homeowners and renters. Driveways with detached garages or carports are typical, but attached garages aren't uncommon. "We see smaller, older houses in Granville, and that might be more attractive to people moving into town that want to downsize," Lee says. Houses needing repairs can cost between $30,000 and $70,000, while renovated homes can range from $80,000 to $180,000 depending on the size.

Minnetrista showcases Muncie's history and beauty

Granville residents are within a 5-minute drive of Minnetrista Museum and Gardens, one of Muncie's biggest attractions. The lush 40-acre grounds were once home to the Ball family, creators of the namesake mason jar and founders of nearby Ball State University. In addition to the gardens, the cultural center hosts exhibits like the Bob Ross Experience, which portrays the life and career of the jubilant artist who happened to film "The Joy of Painting" in one of the historic homes on campus. Budding artists can even take a painting class taught by a certified Bob Ross instructor.Jack's Park also serves the Granville neighborhood. This fenced-in park features a playground, a basketball court and open green space. On Streeter Avenue, hikers and bikers can hop on the Cardinal Greenway, a 62-mile trail that follows an old railroad.

Career skills at MACC

Kids can attend East Washington Academy, which receives a B from Niche, or Longfellow Elementary School, which receives a C-minus. Northside Middle School receives a C, while Muncie Central High School receives a B-minus. High school students can also earn industry certificates and college credit at the Muncie Area Career Center.

Ball State, Muncie Bypass and more only a few miles away

Granville's residential streets are tucked away from McGalliard, which has steady traffic and can get congested. An active railroad runs next to the intersection of Granville Avenue and McGalliard Road, compounding the issue. Residents can also hop on a Muncie Indiana Transit System bus, with stops on Walnut Street or Granville Avenue. Ball State University is 2 miles away, as is the Muncie Bypass. IU Health Ball Memorial Hospital is about 3 miles away.
