Oakville is a small village south of Muncie, surrounded by fields of corn, soybeans and wheat. Towering grain silos stick out amid the miles of flat landscape in southern Delaware County, and millions of bushels of grain are shipped by rail from this sparsely populated rural area. Oakville Brethren Church is a gathering place and cornerstone of the community. Residents have to leave town for daily necessities as well as outdoor recreation, but they don't have to go too far. There are ample outdoor activities within 10 miles of Oakville, including miles of hiking and biking trails, nature preserves, Prairie Creek Reservoir and Summit Lake State Park. The community has a CAP Index Crime Score of 1 out of 10, significantly lower than the national average of 4.
Nearby nature preserves, golf courses and trails
While there are no parks nearby, there are still plenty of outdoor recreation options. The Red-tail Nature Preserve features a trail that circles a prairie with native plants and wildflowers. The trail connects to the Cardinal Greenway, a former railroad corridor that spans 62 miles from Marion through Muncie to Richmond, Indiana. Prairie Creek Reservoir is a popular spot for boating, fishing and ATV riding. Bird watchers flock to the reservoir to catch a glimpse of migratory waterfowl and residential eagles, osprey and hawks. Summit Lake State Park is about 10 miles away and has fishing, camping, hiking, and cross-country skiing when weather allows. Maplewood Golf Club is a couple of miles away, and two more golf courses are within 8 miles.
Cowan High School is known for its athletics
Cowan Elementary School and Cowan Junior/Senior High School both receive a C-plus from Niche. The high school is known for its athletic programs, including two state championships in volleyball in 2012 and 2019, as well as many sectional and regional titles for baseball, wrestling, softball, and boys’ and girls’ basketball.
Oakville's homes sell faster than national average
Oakville has a limited housing stock with homes that rarely come on the market. When they do, they sell in 10 days or less on average. Ranch-style, Craftsman-inspired and new traditional homes sit on roomy parcels, some with multiple acres of land. Many have room for trailers, campers or all-terrain vehicles. Homes tend to cost between $100,000 and $200,000, but some homes can cost up to $350,000 for a 2000s-era build on multiple acres.
Residents shop and dine in Muncie
There are no shops or restaurants in or around Oakville, so residents head 7 miles north to Muncie for shopping, dining and entertainment. The south side of Muncie has chain and franchise restaurants, while downtown Muncie has plenty of locally owned restaurants, bars and shops. McGalliard Road has even more fast-casual restaurants as well as the Muncie Mall and Muncie Plaza shopping center.
Driving is a necessity in Oakville
Residents can walk to the post office, but otherwise they’ll need a car to get around. State Route 3 leads to Muncie, and State Route 67 connects to Interstate 69, a major north-south highway. Medical care is available at IU Health Ball Memorial Hospital, 10 miles away in Muncie, or Henry Community Health Hospital, 13 miles south in New Castle.
