Royerton has country vibes and connected neighbors
Royerton offers convenience and a laid-back country lifestyle less than 15 minutes north of Muncie. Residents enjoy large lots and a slower pace of life with proximity to Royerton Elementary School — part of the well-regarded Delaware Community School Corporation — and the Muncie Bypass. Tom Rogers, a resident of more than 20 years who co-owns Tonne Winery with his wife Sara, says Royerton has a way of drawing people in. "It's a rural environment where you get away from the noise and the concrete … but you're only a few minutes away from restaurants or shopping," he says. "Our oldest daughter and her husband moved into our neighborhood. He's from Michigan, and his parents would come down from the Detroit area and visit. As soon as they retired … they sold their house and bought a house in our neighborhood because they loved it so much."The community might be rural, but residents are engaged and connected. "People care for each other, and a lot of people develop relationships very quickly," says Sara Rogers. "There are opportunities for adults to be a part of the community, whether volunteering with a nonprofit or a local church. There are lots of churches in the area and they all work together."
Ranch-style homes on spacious lots
Royerton has limited housing stock, and when homes do hit the market, they sell after 23 days on average — half the national average. Country roads are lined with bungalows and ranch-style homes built between the 1930s and '70s. At the same time, nearby subdivisions feature farmhouses, Colonial Revivals, split-levels and ranches built within the last 30 years. Some subdivisions have elective homeowners associations. Smaller homes can range from $100,000 to $175,000, but most houses cost between $200,000 and $350,000.
Delta high schoolers can earn college credit
Delaware Community School Corporation “is big enough that your kids can get involved, but small enough that you know most people and the staff and faculty care about the students,” says Sara Rogers. Royerton Elementary School is in the community and receives an A-minus from Niche. Delta Middle School gets a B. Delta High School, A-minus, is an endorsed Indiana Early College High School and offers dual credit courses. Students can earn enough credit to enter college as sophomores.
Live music at Tonne Winery
Tonne Winery is Delaware County's only winery and a destination for locals and visitors alike. The vintners behind the small-batch winery offer a welcoming space to unwind and connect. "We're family-friendly so it feels like a community place to gather because people know they can bring their kids," Sara Rogers says. "You can bring your dogs and sit out on the lawn on a blanket while the kids play … it feels like one big family hanging out and enjoying the same things." The winery is known for its wine slushies, events and outdoor concerts, which can draw up to 500 visitors on summer nights. "You look out and you can have babies in strollers or eight-year-olds kicking a soccer ball, and then you've got 85-year-olds and they're up dancing," Tom Rogers says.Royerton has a Dollar General and a Pizza King. Otherwise, locals drive a few miles away to Muncie for groceries and restaurants. McGalliard Road is the epicenter of shopping and dining. The strip has fast-casual franchises, big-box retailers at Muncie Mall and Muncie Plaza, and grocery stores like Aldi and Fresh Thyme Market.
Outdoor recreation at home, high-octane thrills at Muncie Dragway
Residents relax outdoors, whether gardening or birdwatching from their porch or patio. Spacious lots offer room for playsets, outdoor furniture and green space for kids to play. Some neighborhoods feature playgrounds or a community pool. In summer, locals enjoy Water Bowl, a unique recreational center with a beach for swimming and fishing. Muncie boasts over two dozen parks, and for thrill-seekers, Muncie Dragway offers family-friendly fun on an eighth-mile track less than 5 miles away.
Downtown Muncie and Ball State University are less than 15 minutes away
There's no public transportation, but a 5-mile drive down Walnut Street leads to the heart of downtown Muncie, which has local restaurants, bars and boutiques. IU Health Ball Memorial Hospital is 8 miles away, while Ball State University is roughly a 15-minute drive. The Muncie Bypass is a major Delaware County artery that runs through Royerton and forms a semi-circle around the city. An active rail line passes through the area, which can cause traffic delays.Royerton's CAP Index crime score is 1 out of 10, much lower than the national score of 4 out of 10.
