While proximity to Westwood Hills Park and California Highway 29 are big draws for Westwood, a midcentury suburb on the southwestern edge of Napa, the homes themselves are a big reason why people want to move here. “Devita homes,” as they’re known locally, are character-rich two- or three-bedroom houses designed in the 1950s by the locally famous Devita family. “They’re very sought after because they’re charming little cottages,” says Monica Cline, a Realtor with Coldwell Banker Brokers of the Valley who’s sold homes in the area for 18 years. “They’re full of old charm and character, with archways and cutouts where the phone once was.” Downtown Napa is just over 1 mile east, and the overall CAP Index Crime Score is 3 out of 10, lower than the national average of 4. Nearby houses of worship include St. Thomas Aquinas Roman Catholic Church and First Christian Church of Napa.

Character-rich Devita homes
The hills of Westwood Hills Park rise over the neighborhood’s low rooflines, and some homes on the west side’s higher elevations have views of the Vaca Mountains to the east. The community’s age can be felt in the established front-yard gardens and shady, tree-lined streets. Minimal traditional houses built in the 1940s and midcentury ranch-styles sit next to the desirable Devita homes, which can be recognized from their low-pitched roofs, large front windows and one-car attached garages. The homes here are smaller than average for the area — between 700 and 1,800 square feet — and have two or three bedrooms. Prices typically range from $540,000 to $1.1 million, with renovated Devita homes costing more.

The 111-acre Westwood Hills Park in the neighborhood’s west has 3-miles of steep trails that are popular for hikers and dog walkers. “You can hike to the top of the hill in about a half hour, and there are big fields and beautiful views of the Valley,” Cline says. Connolly Ranch Education Center near the park is an educational farm where families can learn about sustainable farming and visit with farm animals. The 5-acre Playground Fantastico is just south; its colorful playhouses and climbing structures are a hit with kids. Within the neighborhood, kids can play at Laurel Park, a pocket park on the west side that has a grassy field and a basketball court. Girls between ages 4 and 13 can join the Napa Junior Girls Softball League, which plays in the neighborhood’s northeast.

The neighborhood is bordered east by Highway 29, which leads 14 miles south to Interstate 80, and north to the rest of the Napa Valley. In the neighborhood’s north, 1st Street leads just over 1 mile east to downtown Napa. The Vine bus makes several stops in the neighborhood, and bike lanes and sidewalks make it friendly for cyclists and pedestrians. “It’s very bikeable to downtown,” Cline says. “It takes maybe 10 minutes.” Providence Queen of the Valley Medical Center is around 3 miles north. Napa County Airport, a public airport with no commercial flights, is 8 miles south; San Francisco International Airport is 60 miles south, and San Francisco Bay Oakland International Airport, a smaller airport with mostly domestic flights, is a 52-mile trip.

Cline warns that even though Westwood isn’t in a high-risk area, obtaining home insurance can be time consuming and expensive. “Insurance is a big deal right now anywhere in the Valley,” she says. “It can take up to a week before getting coverage. Take your time and get more than one quote on fire insurance.”
