An inviting Naperville suburb
The winding streets and established homes of Hobson West provide residents with a degree of separation from the busy atmosphere of downtown Naperville without being deprived of its amenities. Retailers and recreational hubs edge the neighborhood’s perimeter, but locals turn to these slower suburban streets for a welcoming sense of community. “There’s a desire to keep Hobson West a smaller subdivision that’s a cohesive unit. We’ve got a central hangout spot with the community pool, and there’s a lot of community building there through events like our annual end-of-summer picnic,” says James Risley, membership chair of the Hobson West Homeowners Association. “I also see families and kids walking around to each other’s homes and the elementary school, so it feels very safe in that way where neighbors look out for each other.”

Spacious yards and solidly built homes
Shaded by towering deciduous trees, Hobson West’s cul-de-sac streets are home to a blend of mid-20th-century homes with vinyl and brick facades. Colonials, Tudors, and ranch homes have four to five bedrooms, attached garages and lot sizes ranging from a quarter to a half-acre. “Three families moved into the homes around mine from the neighborhood next door where the homes and yards are smaller because they needed the extra space,” Risley says. “The homes are stable and a good place to raise your family.” Houses with original finishes start at $520,000, while renovated properties may reach $950,000. Those price points are lower than neighboring West Highlands, where homes often sell for more than $1 million. Homeowners association fees hover around $50. “The HOA is different from others in that it’s designed to provide value and connection within the community, not so much to protect rules,” says Zachary Cain, president of the Hobson West homeowners association. “We’re not strict about fence rules and paint colors, so it gives you a little more freedom, but you still get a friendly neighborhood environment.”

Students attend A+ rated Naperville Central High
Hobson West students are zoned for the highly regarded Naperville School District 203, with many of its schools earning A ratings, including Elmwood Elementary and Lincoln Junior High. According to Risley, students can walk to class at Elmwood Elementary, which also features a playground that’s frequently used by kids even when school isn’t in session. “There are also some outdoor exercise machines and people go for bike rides and walks around the school’s track.” Naperville Central High School has an overall A-plus rating. Along with its academic prowess, the school garnered national attention for its second-floor resident, a mummy named “Butch.” It dates to around 55 BCE and was donated to the school in the 1940s by a local doctor. Word got around, and Butch earned a visit from the National Geographic Channel in 2002 to be featured on the Mummy Roadshow series.

Kids enjoy Gartner Park's renovated playground
The neighborhood is wedged between several greenspaces that earn weekly, and sometimes daily, visits from residents. “Gartner Park has a playground that was just redone last summer,” Risley says. During the winter months, locals head here to skate on the ice rink or go sledding down small hills. Hobson West Ponds provides another outdoor escape, with a footbridge surrounded by grasslands and water that ends with a picnic area overlooking the landscape for a nice view. A small dock gives locals a spot to go fishing. Situated just outside Hobson West’s southern end is Spring Brook Prairie, which Risley says “is one of the best places in the area for bird watching. There are also great running trails there.”

Farm-to-table dinners and craft cocktails at Allegory
Residents can take their pick from several nearby grocers. “You’ve got three close by. You can go to Trader Joe’s for snacks, pick up produce that you might not find in a traditional grocery store at the International Fresh Market and there’s a really good butcher shop at Casey’s. When it’s grocery day at our house, I go to all three,” Risley says. Casual dining spots like family-owned Pancake Café and Pho Thien Vietnamese Kitchen are housed in a small shopping complex. However, most locals drive into downtown Naperville, 2 miles north, for a night out. “I’m a big fan of Allegory. It’s a farm-to-table spot where the menu changes, but the cocktails are always great,” Risley says. He also recommends Meson Sabika, a Spanish tapas restaurant housed in a mansion dating back to 1847.
