North Downtown Naperville is a collection of quiet streets that puts residents close to the Downtown shopping district and the DuPage River without sacrificing a neighborhood feel. Single-family homes comprise about half of the property mix, and apartments make up nearly a third. To the south, retail makes up at least a quarter of the rest of Downtown, including the Naperville Historic District.

Homes start around $450K; can go over $1 million
Over half of the homes in North Downtown are priced from $450,000 to $700,000, and there are more newer homes here than in other parts of Downtown. "Houses near Downtown don't stay on the market long," says Salela. "If you can find something for under a million dollars, close to Downtown, it will get multiple offers." A four-bedroom 1970s raised ranch or split level with about 2,300 square feet can go for $500,000.
For something built after 2020, like a four-bedroom custom contemporary home with over 3,500 square feet, the price could be over $1.3 million. At least 20% of the homes cost $1.2 million and up. In the rest of Downtown, prices trend higher, as properties over $1.2 million make up about 36% of the stock.

Kendall Park, 2-mile Riverwalk
Renovated in 2023, Kendall Park is sometimes called Train Park due to its location by the rail line. Kroehler Park is also close to the tracks, and both community spaces have playgrounds. Set within a subdivision, the tree-shaded, looped walking trail at Mildeje Square is great for some low-key exercise, and the central green space is often a setting for flying frisbees or soaring kites.
On the edge of the downtown area along the DuPage River, a clustering of green spaces and outdoor amenities include Centennial Beach, an ice rink, a skate park, a volleyball park, a memorial garden and more. The 2-mile-long Naperville Riverwalk leads wanderers from spot to spot.

District 203 schools graded A or higher
Kids may start at Ellsworth Elementary, one of the public schools in the well-regarded Naperville Community Unit School District 203. Niche gives Ellsworth an A-plus and ranks it the No. 9 public elementary in the state. At the next level, Washington Junior High, grade A, offers more than ten intramural teams as well as interscholastic sports for seventh and eighth graders. There are approximately 20 extracurricular clubs.
Naperville North High, grade A-plus, is ranked the No. 3 best public high school in DuPage County. According to the State Board of Education's Illinois Report Card, Naperville North has over 250 Illinois State Scholars, over 70 National Merit Semi-Finalists and more than a dozen national board certified teachers. Institutions of higher learning within a 5-mile drive from North Downtown Naperville homes include North Central College, the College of DuPage Naperville Center and Benedictine University.

Naperville Station for Metra, Amtrak, buses
Pace Suburban Bus runs a number of routes through Naperville, and there are a few Park-n-Ride locations as well. Naperville Station, one of the busiest non-downtown Metra locations, offers a 30-mile commute to Chicago on the Burlington Northern Santa Fe line. There's also Amtrak and Greyhound bus service for those traveling longer distances.
Drivers have access to U.S. Route 34, just to the north, and it's a few miles more from there to reach Interstate 88. Both O'Hare International Airport and Midway International Airport are about 30 miles away.
The Pace Suburban Bus has multiple routes throughout North Downtown Naperville.
Residents can use the Metra to be downtown Chicago in only 45-minutes.

Ogden Ave. and Downtown; Kreger's for sausage
Though North Downtown Naperville is mostly residential, there are some businesses. Kreger's Brat and Sausage Haus is open Fridays through Sundays and includes counter service and tables for eating in. Kreger's was established in 1893, and their slogan, "Our wurst is the best," applies to over 40 varieties of handmade sausages. Beyond pork and beef, there's bison, elk, lamb, salads and fresh-baked goods.
Businesses along North Washington Street include a bridal shop, doll shop, floor store and jeweler. More stores and eateries are in the northeast of the neighborhood along Ogden Avenue, including Naperville Music, massage spas and a coffee shop.
Residents looking for more variety of dining and specialty brand stores only need to travel a mile or so south to reach the central downtown area, much of which is clustered around Main Street. The array of restaurants close to the DuPage River and the Naperville Riverwalk include locally owned options as well as regional and national chains. For groceries, Jewel-Osco is just north of U.S. Route 34, or shoppers can head about 4 miles south to the 75th Street corridor for another Jewel-Osco, plus Mariano's, Trader Joe's and bigger shopping centers.
Residents can stock up on fresh groceries at the local Jewel-Osco.

Naperville PD's Downtown beat program
According to the CAP Index, North Downtown Naperville receives a crime score of 3 out of 10, less than the U.S. average score of 4. The Naperville Police Department's 2023 annual report states that the number of crimes against people had decreased compared to the following year. Property crime made up 65% of reported incidents. The department has a dedicated Downtown beat officer program in partnership with the Downtown Naperville Alliance.
