Belle Meade offers residential developments near parks and golfing

Belle Meade is a quiet, yet growing residential neighborhood in the Naples area that sits close to wetlands and outdoor recreation. "The majority of people living in the private communities are retirees," says Barry Eisenberg, a Naples resident and seasoned Realtor with Premiere Plus Realty. "There's plenty of shopping and restaurants close by." Home prices typically fall well below the rest of the Naples metro area. The neighborhood contains several RV parks and manufactured homes communities. There is also room for development. National builder Mattamy Homes is spearheading the construction of 250 houses on a 65-acre property. Belle Meade has a CAP Index Crime Score of 2 out of 10, lower than the national average of 4.

Gated communities and 55-plus living with water access

Belle Meade has a varied streetscape, from Mediterranean-inspired houses in gated subdivisions and manufactured home communities to resort-style developments. Most dwellings are on lots of a quarter of an acre or less. Some properties have enough space to accommodate private boats and kayaks, and a handful of subdivisions offer storage for personal watercrafts. Attached units are throughout the neighborhood in subdivisions such as Enbrook and Falling Waters Beach Resort. There are several 55-plus communities, such as Marco Shores, Riverwood Estates and Henderson Creek Park. Many manufactured homes are inside gated communities with artificial lakes and green front lawns. Manufactured homes typically range from around $65,000 to $450,000; Condos and villas usually sell between $200,000 and $575,000. Houses cost from around $475,000 to $900,000. As a neighborhood in the Naples metro area, Belle Meade homeowners can anticipate steady annual appreciation. "If you hold on to a piece of property here, it'll go up about 5% a year," Eisenberg says.

Nature trails, boat launches and beaches offer outdoor escapes

Many neighborhoods have their own amenities, like private pools, tennis courts and clubhouses. The Rookery at Marco is a resort-style, semi-private golf club to the south. Golfers can also head to the public courses at Lely Resort Golf and Country Club, around 5 miles away, along Shell Island Road. Following the route leads to Rookery Bay Primitive Boat Launch, which provides access from the bay to the Gulf. The green space is a part of the Rookery Bay National Estuarine Research Reserve. Briggs Broadwalk is a scenic trail along a wooden path among the reserve's marshy mangroves. Locals also take day trips to Marco Island for the sandy beaches and boating excursions.

Commercial corridors on Tamiami Trail and Collier Boulevard

The intersection of Tamiami Trail East and Collier Boulevard has shopping plazas with national department stores and big box retailers. The commercial area includes a Walmart Supercenter and Lowe's Home Improvement. Tamiami Crossing contains a Marshalls, ULTA Beauty and an ALDI grocery store. A Publix and a Planet Fitness stand in Freedom Square. Most restaurants in the nearby shopping centers are chain options, like Miller's Ale House, Texas Roadhouse and Starbucks. Local eateries include THESEN Asian Noodle Bar and the nearby Naples Tiki Bar and Grill.

Highway access and local transit connect residents to the region

"The community is convenient, with proximity to [U.S. Highway] 41. You're 40 miles from Southwest Florida International Airport and about two hours from Fort Lauderdale," Eisenberg says. Most locals travel by car; however, Collier Area Transit is available along the highway. The Physicians Regional Healthcare System operates a hospital around 5 miles away on Collier Boulevard. Downtown Naples is about a 10-mile drive from the neighborhood.

An elementary and middle school are in the community

Students can stay inside the community to attend Manatee Elementary and Manatee Middle; the schools receive B-plus and B ratings, respectively, from Niche. Teens may travel about 5 miles from home to Lely High, which also earns a B. The high school offers dual enrollment options and advanced placement programs. Parents can apply for their children to enroll in out-of-zone public schools within the district.

Tropical storms and hurricanes are seasonal concerns

Belle Meade's location near Rookery Bay makes it susceptible to flooding. Prospective buyers should check if their home lies within a flood plain. Southwest Florida also experiences severe weather, like tropical storms and hurricanes. The Collier County Department of Public Safety leads emergency management efforts in the region.
