Resort-style living without golf

In a sea of golf course communities, Bridgewater Bay is a community that worries less about green fees and more about other activities, including tennis, swimming and socializing. And with access to highly rated Collier County Schools, many families are choosing to make this little piece of South Florida their full-time home. "Bridgewater Bay started the concept of a resort-style community that wasn't focused on golf," says Keri Huber, a local Realtor with John R. Wood Properties. "It was the first of its kind.”

Multiple pools and saunas

There are plenty of recreational amenities within the community. The 36,000-square-foot clubhouse features a fitness center with a wet and dry sauna, library and an event hall. With a resort-style pool and lap pool, residents can choose how to enjoy the Florida sunshine. There are also tennis, pickleball and basketball courts. Although there is no golf course here, there is a putting green for keeping short games sharp. These activities cater to year-round residents, a rarity in Naples. "What's nice is that in May through October, most golf communities turn into a ghost town," Huber says. "Here, around 60 – 70% of the people are permanent residents, so it's nice to have stuff going all year long." Beyond the gates, Vineyards Community Park is 3 miles away and offers lighted softball diamonds, soccer fields and a walking trail. And, of course, a day on the water is never far as the sandy shores of Vanderbilt Beach are under 6 miles away.

Spanish-revival homes and multiple condo types

The neighborhood offers a collection of housing types, all with Spanish-Revival style architecture. Single-family homes sit under towering palm trees and feature multicar garages with screened-in backyard swimming pools. And with multiple lakes scattered throughout the community, most residences also have scenic backyard views. There are three styles of condo options, including carriage, coach and garden homes. "There's a variety of different architectural layouts for condo units," says Michael Barnebee, a local sales associate with Waterfront Realty Group. "They have some of the biggest lanais I've seen in the area." Single-family homes cost between $675,000 and $950,000, while multifamily options range from $320,000 to $500,000. Community amenities are guaranteed with homeownership, and there is a mandatory HOA.

Hurricane risks

Southwest Florida is prone to hurricanes and received a direct hit from Hurricane Ian in 2022, the costliest storm in the state's history. Portions of the neighborhood are in a FEMA-designated flood zone, however, its inland location helps protect from stronger storms. "You're a couple miles from the beach which is nice because you can still enjoy it without your property being destroyed when there's a storm," Huber says. Homeowners are encouraged to review potential flood insurance policies and other hurricane preparedness resources.

GreatSchools: The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students.
