Coastal North Naples offers a relaxed, well-rounded lifestyle with various housing options, from luxury villas to condos near the water. "It has the Gulf of Mexico, beautiful views, lovely sunsets and proximity to shopping," says Barry Eisenberg, a Naples resident and seasoned Realtor with Premiere Plus Realty. "The city's infrastructure is good. Naples is an older community. We have plenty of hospitals and doctors." Many developments support a boating lifestyle and provide direct access to channels leading to the coast. Boats fill the slips in marinas along the bay for individuals who cannot dock near their residences. The neighborhood has a CAP Index Crime Score of 2 out of 10, lower than the national average of 4.

Home prices vary widely based on age, size and location

Homes typically show New Traditional elements or Mediterranean influences. Most are inside private, gated communities such as Bay Forest and Glen Eden on the Lakes. Many subdivisions feature winding residential roads and artificial lakes. There are manufactured homes with paved driveways in the 55-plus developments, Caribbean Naples and Riverbend Mobile Home Park. The neighborhood is also experiencing development. Kalea Bay, a high-rise condo community near the coast, is building a new tower.

In Coastal North Naples, pricing is vast and mainly dependent on location and the build date. Water-facing condo units on higher floors typically cost more than lower units facing east. "The market in North Naples [communities] is stable. People really want to move here, so you won't see big price fluctuations," Eisenberg says. Most condos built after 2010 range in price from $3 million to $5.3 million. Older units with less than 1,750 square feet can sell between $150,000 and $1 million. Larger units typically cost from $450,000 to $2.3 million. Houses and detached villas usually range from $650,000 to $1.3 million. Manufactured homes don't sell often, but recent listings range between $40,000 and $270,000. Most homebuyers can expect to pay HOA fees in Coastal North Naples.

Private clubs, Cocohatchee River and the beach offer outdoor fun

Many developments have private amenities like community clubhouses, pools, tennis and pickleball courts. Some offer optional memberships to nearby golf clubs like Tarpon Cove Yacht & Racquet Club. The private Kinsale Golf Club opened in 2024. Many western residential developments include private boat ramps. Cocohatchee River Park is a public nature reserve along the bay. Residents can fish and launch boats into the water; paid boat docking is also available. Further inland awaits a small playground and picnic spots. Visitors are prohibited from interacting with the native wildlife, including manatees and alligators. Cocohatchee River Marina is just north of the park. Along the Gulf are the sandy, pristine coastlines at Barefoot Beach County Preserve. The area is about 5 miles from other waterside destinations like Turkey Bay and Delnor-Wiggins Pass State Park. The Pelican Isle Yacht Club offers hard surface athletic courts for pickleball and tennis as well as group cruises for members.

Shopping and dining line the busy Tamiami Trail

Locals find ample shopping along Tamiami Trail, also known as U.S. Highway 41. The business corridor reaches past a Publix inside Riverchase Plaza; Walmart Supercenter is across the street. Driving about 4 miles down the roadway brings shoppers to Mercato, a busy retail and entertainment hub. The commercial space contains a Whole Foods Market and storefronts like Nordstrom Rack, Pandora and Tommy Bahama. Top dining options among the many retail plazas off the highway include The Bay House Restaurant, The Hampton Social and Deep Lagoon. More shopping and dining await about 10 miles away in Downtown Naples.

Schools include top-rated options and the new Aubrey Rogers High

Children can attend Naples Park Elementary, which receives an A-minus on Niche. The A-rated North Naples Middle ranks as the top public middle school in the county on Niche. Aubrey Rogers High opened in 2023 off Veterans Memorial Boulevard; the high school is currently unrated on Niche. The Collier County Public School provides a Parental Choice application window for families hoping to attend out-of-zone schools. Royal Palm Academy is a faith-based school open to kindergartners through eighth graders.

Coastal areas can experience storms and flooding

The neighborhood's position along the water makes it vulnerable to storms and hurricanes. As a coastal area, there is also a high risk of flooding. Prospective buyers in the community may consider flood insurance, even if their homes are not inside a flood zone. During Hurricane Helene in 2024, the region experienced storm surges, high winds and heavy rainfall. The Collier County Department of Public Safety coordinates emergency management and communications systems during a disaster.

Bikeable residential communities

Many locals can bike within some residential communities and among major roadways. The Collier Area Transit has bus stops along Tamiami Trail. Interstate 75 is about 5 miles east, bringing drivers to the Southwest Florida International Airport in about 20 miles and Fort Myers in roughly 30 miles.
