Home prices vary widely based on age, size and location
Homes typically show New Traditional elements or Mediterranean influences. Most are inside private, gated communities such as Bay Forest and Glen Eden on the Lakes. Many subdivisions feature winding residential roads and artificial lakes. There are manufactured homes with paved driveways in the 55-plus developments, Caribbean Naples and Riverbend Mobile Home Park. The neighborhood is also experiencing development. Kalea Bay, a high-rise condo community near the coast, is building a new tower.
In Coastal North Naples, pricing is vast and mainly dependent on location and the build date. Water-facing condo units on higher floors typically cost more than lower units facing east. "The market in North Naples [communities] is stable. People really want to move here, so you won't see big price fluctuations," Eisenberg says. Most condos built after 2010 range in price from $3 million to $5.3 million. Older units with less than 1,750 square feet can sell between $150,000 and $1 million. Larger units typically cost from $450,000 to $2.3 million. Houses and detached villas usually range from $650,000 to $1.3 million. Manufactured homes don't sell often, but recent listings range between $40,000 and $270,000. Most homebuyers can expect to pay HOA fees in Coastal North Naples.
